The space

We have a deep affection for our spacious 170sqm apartment, which we meticulously designed and constructed in 2011. The centerpiece of our home is the open kitchen, fully equipped with modern amenities. It features not only an oven but also a steamer, waffle maker, and rice cooker. We don't have a coffee machine or microwave, but a kettle is at your disposal. The seamless flow between the dining room, kitchen, and living room provides ample space for cooking delightful meals and spending quality time with the family. The large window front in the living area offers a clear view of our inner courtyard-facing roof terrace. With room heights exceeding 4.80m, natural wooden beams, and numerous windows, our home is filled with bright and inviting spaces. An open hallway leads to a small bathroom and our master bedroom, which includes an en-suite bathroom. Presently, we have a temporary mattress camp in our bedroom, measuring 2.80m by 2.00m. We will have a new bed mid of June which will be 2.40m x 2.10m The master bathroom is equipped with a walk-in shower, a sink, washing machine, radio, and a spacious bathtub. It comfortably accommodates two adults or three children. Accessible via the dining room, you will find the children's area, which is physically separated from the rest of the apartment. It originally served as a standalone apartment. The hallway, with a large window front opening onto the second terrace, serves as a communal play area for our boys. Our eldest son's room faces the backyard and features a 140x200cm loft bed with a small sofa bed underneath. The two younger children sleep in the second children's room facing the street. To accommodate all three children, we have arranged a bunk bed (90x200cm) and a day bed (160x200cm). An additional small sofa bed has come in handy for sleepovers. This room also features a small slide. Both rooms lack shutters but are equipped with blackout blinds. In the children's area, you'll find a bathroom with a shower, a smaller bathtub, a sink, and a tumble dryer. From the hallway, you can access a small gallery via a ladder, offering a delightful view over the rooftops of Schwabing—an ideal spot for work or relaxation. Since our children are still quite young, we have a generous collection of toys, including Lego, Playmobil, building blocks, a wooden train set, dozens of Matchbox cars, and stuffed animals. Please feel free to make use of them. --------------------------------- ------------------- We love our 170 sqm apartment, which we planned ourselves and built in 2011. The open hallway leads to the toilet and our master bedroom, which has its own en-suite master bathroom. At the moment we have a temporary mattress camp in our bedroom with a lying area of 2.80m by 2.00m. From mid-June we will have a new bed (240 × 210) The master bathroom has a walk-in shower, sink, washing machine, radio and a large bathtub. There is enough space in the bathtub for 2 adults or 3 children. The children's area can be reached via the dining room. The children's area is spatially separated from the other areas of the apartment and also has a separate entrance. Originally the area was a separate apartment. The hallway, with a large window facing the second terrace, serves as a shared play area for our boys. Our eldest son's room faces the backyard. In addition to a desk, there is a 140x200m loft bed under which there is a cozy reading corner with a small sofa bed . The two younger children sleep in the second children's room facing the street. Since all three children often want to sleep in one room, there is a bunk bed (90x200m) and a day bed (160x200m). An additional small sofa bed has often saved the pajama party here. There is also a small slide in this room. Both rooms have blackout blinds rather than shutters. In the children's area there is also a bathroom with a shower, small bathtub, sink and tumble dryer. From the hall you can reach a small gallery via a ladder from which you can look over the roofs of Schwabing while you work. Since our children are still quite young, we have a lot of toys...Lego, Playmobil, building blocks, wooden trains, what feels like 1,000 Matchbox cars and stuffed animals. They are welcome to use all of the toys.
