Our family-friendly, bright apartment is ideally located in the city center of Munich, in the Schwabing-West district. Here, you’re in the heart of the city while still enjoying a quiet atmosphere.
Schwabing-West is situated within the environmental zone and the diesel driving ban area of the city center. As a result, cars require a green environmental sticker to access the area.
The space
We love our spacious and very bright 170 m² apartment, which we built in 2011 with great attention to detail.
The heart of our home is the open living and dining area.
The seamless transition between the dining room, kitchen, and living room creates a perfect space for shared meals and cozy gatherings. Large windows offer a view of our two roof terraces overlooking the inner courtyard. The high ceilings, reaching up to 480 cm, with natural wooden beams and numerous windows, create a light-flooded atmosphere that we truly appreciate.
The kitchen is equipped with modern amenities, including an oven, steamer, waffle iron, kettle and rice cooker.
The spacious master bedroom features its own master bathroom with a large bathtub for two people or three children, a rain shower and a washing machine. The brand-new box spring bed, measuring 240 x 210 cm, offers exceptional comfort.
Our eldest son's room includes a loft bed (140 x 200 cm), a cozy reading corner, and a small sofa bed (120 x 200 cm).
Our younger boys sleep in the second children’s room, which has a bunk bed (90 x 200 cm), a day bed (160 x 200 cm), and a small sofa bed (120 x 200 cm).
The adjacent children’s bathroom is equipped with a shower, bathtub, sink and tumble dryer.
Our children love their extensive collection of toys, including Lego, Playmobil, wooden trains, Matchbox cars, and many stuffed animals—all of which are available for your children to enjoy.
Our home is our very personal retreat, which we cherish deeply. We are happy to share it with those who appreciate and respect it as we do.
Guest access
Our apartment is located on the top floor of a 6-story building. Unfortunately, there is no elevator.
To get to our apartment, you will need to climb stairs

Neighbourhood
Our neighborhood is truly charming and offers a safe and welcoming environment perfect for leisurely strolls.
You will find all the necessary shops for your daily needs within walking distance, including a bakery, butcher, supermarket, discount store, drugstore, pharmacy and more. In addition, there are charming cafes and restaurants nearby for your culinary pleasure.
If you are traveling with family, you will be pleased to know that a public swimming pool and several playgrounds are within walking distance from our house. For those interested in culture and history, numerous sights and museums are waiting to be explored. Münchner Freiheit, Leopoldstraße, Olympiapark and BMW Welt are just a bike ride away and some can even be reached on foot.
There is a bus, tram and subway station almost right outside our front door.
Getting to my home
Our home is easily accessible by both car and train. If you arrive at Munich International Airport, you can reach us in just 40 minutes by train.
Please note that in Munich every car must have an environmental sticker to be allowed to drive into the city center. There is also a diesel driving ban within the city ring and parking fees may apply if you park in front of our house.
Munich is a very pedestrian-friendly city and public transport is only 150m from our home.
Our location is ideal for quickly and easily exploring popular destinations such as Salzburg, Augsburg, the Alps with the Zugspitze as well as attractions such as Neuschwanstein Castle, Legoland in Augsburg or Playmobil Land in Nuremberg by train or car. Day trips to Austria, Salzburg, Vienna and Lake Constance are also easily possible.

Thanks to excellent train and flight connections, you can easily get to London, Paris, Rome, Prague, Berlin and many other cities worldwide.
