General Overview
5 minutes to Watkins Glen, Seneca Lake, and the Finger Lakes Wine Trail. 3o minutes to Ithaca and Corning. * Our home will be available for several months over the winter if there is interest. We have wonderful winter solitude for writers, artists, musicians or photographers.

Eco-green, Energy Star, Newly Constructed Barn Home. Built with mostly locally grown organic, acquired and reused materials with a focus on health, comfort and energy efficiency. Glass doors in every room bring the outdoors in. Our home is a choice location for privacy, sunsets and exploration of the Finger Lakes and the famous wine trail. Our home features a large screen room, pavilion, fire pit and swim pond. Sample the bounty of our organic garden, berry bushes and fruit trees.
The Space
Our home is of pole, pier and concrete slab construction and super insulated. It is one of a kind. Built as much as possible with locally accessed natural and reused materials. Everything we have is super energy efficient and low volatile. Our water is from a well, delicious and non chlorinated. Our heat is from wood from our land, passive solar and in floor radiant. We are very connected to the outdoors and we love nature and wildlife. We modeled our home and land scape accordingly with glass doors in every room that open to the outside. Our landscape and pond invite wildlife. The open concept continues inside where all rooms open to a central cupola. All of our interior doors are barn type on rollers. They allowed us to have a smaller foot print but also to maximize the space. When all the doors are open the space feels larger. Our soaring ceilings add to the feel of spaciousness as does our screened lanai as an extra outdoor living space. We love our sunsets and even our vintage clawfoot tub was oriented to the view. We also love flowers, organic gardening and we compost too.

one floor, wide doorways, no stairs, parking close to door, many outdoor areas, pond swimming at your own risk, same goes with ice skating. great cross country skiing, feel free to pick all of the fruits and vegetables in season. we have an outdoor shower, and an outdoor clawfoot tub with a hot water hose, they are right out in the open, but no one can see.... guest also may use our fire pit conditions permitting
Notes
Feel free to use our entire property except for locked areas. Please feel free to pick cherries, berries, apples and vegetables from our garden when in season. We have an outside shower please feel free to use it. We have a kiddie pool, an outdoor clawfoot tub, and a hot water faucet by the shower so you can fill with warm water. Our home was just built sept 2017. Our landscape is still a work in progress, there are muddy areas. Our pond is still under construction. Already it has some frogs, tadpoles, newts and occasional visits from water fowl. Main water shut off is in the master bed room in a closet. Sometimes our screen room gets pretty wet in a windy rain storm. We have an antique table out there. It has a cover, if you could help protect it in the event of rain we would appreciate that. No pets without prior approval. No extra guests with out approval.

Neighbourhood
Our neighborhood is rural. Our home is on a private dead end gravel road. We have neighbors but you won't know they are there. We are 2 minutes from the best of the Seneca Lake wine trail. There is pick your own concord vineyard just a walk away. A 5 minute drive will take you to Smith Park for a free swim in Seneca Lake or a place to launch your kayak, SUP or boat. Watkins Glen State Park is 10 minutes away.
Getting to my home
A car is best. Fly to Elmira, Ithaca, Rochester or Syracuse
Nearest airport
30 minutes to Ithaca or Elmira/Corning. 2 hours to Syracuse. 90 minutes to Rochester
Getting Around
A car is necessary. If stay in the winter an AWD or4WD is recommended but I have front wheel drive and do fine. We have a snow plowing plan in place. There are specialized car services for touring the wineries. Walmart in Watkins is 8 minutes away. There are some small shops in Watkins and a Tops Supermarket.
Ithaca can be reached in 25 minutes. It offer all kinds of shopping, restaurants, museums, theater and Cornell University.

We are interested in exchanges of just a few days with in 300miles from mid October - December 2025
We are interested in longer term exchanges of several weeks to a month or more in the southern, south western USA and any other areas with warm or mild winters.
Can be places like Puerto Rico, Costa Rica, Yucatan Peninsula, US Virgin Islands, Panama. We are always interested in Europe. We are always open to almost anywhere in the US for 2024. We are a retired couple with a small very well behaved non shedding dog. Our dog can stay with our children if she doesn't come with us but we do allow a dog at our homes. We are adventurous, non smoking, quiet and clean. We use our homes as vacation rentals and we feel very comfortable with exchanges.
