General Overview
Our spacious, light and quiet duplex apartment combines the best charm of London: the juxtaposition of old and new. Located in the gated Heritage Quarter which forms the heart of the Royal Arsenal, with a Thames River view, it offers contemporary comfort with period features, WiFi and easy transport to all London destinations & beyond, by the new High Speed Elizabeth Line (direct journey to Oxford Street - Heathrow), Uber Boat/Thames Clipper, Train & DLR.
Our building originally held stores for the Royal Navy.
The Space
A welcome respite after a day sight-seeing in London come 'home' to this unique apartment with many original architectural features set within the exclusive gated area of the prestigious, award-winning Royal Arsenal Riverside. This split-level, well-appointed, corner apartment, 1066 sq. ft. of living space, is on the top floor with views of historic Arsenal buildings and the Thames River. The first level consists of open-plan lounge, dining and kitchen areas. Off the entry hallway is a tiled, walk-in shower and WC with heated towel rail. A spiral staircase leads to two bedrooms, one with king bed (American queen) and en suite bathroom. The second bedroom with Super King bedframe comprised of two single beds., plus an additional single/daybed. Our flat comfortably sleeps 5 with two more possible in a pinch using the pull out sofa in the lounge nook.
There’s plenty of space to spread out should you spend the day in as everyone can retreat to their own corner or room. We love to sit in the morning sun, read the paper and drink coffee at the dining table while enjoying the view of the historic buildings that surround us, or stay in bed and watch the birds and clouds drift by the skylights. The kids love to play games, watch TV/movies or hide out in their room on their electronic devices before we take off for our London adventures.
Our home is decorated and appointed to reflect its London location, historic & royal roots.
Guest Access
Because of the historic nature of our home which is in the gated Heritage Area and surrounded by Grade II Listed Buildings we do not have a lift. We are on the second floor--the top floor of the building so you will have to climb stairs but they are wide and not steep. We look at it as free exercise with our light, bright and quiet corner oasis as the reward. ;)
There is also a short spiral staircase between the two levels of our home.
Notes
Although considered a second or holiday home—it is actually our family’s permanent home. We have hosted and prepared many holiday meals with all the trimmings for family and friends so we are confident you will find everything you need for a comfortable stay, as you would in your own home.
As you have access to a London train station you can also take advantage of 2 for 1 tickets to London attractions that are only available with Travelcards/tickets purchased from Train stations NOT Tube stations. The 2 for 1 offers are designed to help Brits/locals make the most of London--their Capital City, but are also available to visitors and guests alike.

Located in the Royal Borough of Greenwich, according to English Heritage's, Survey of London, 'the Royal Arsenal is among Britain's most important historic sites.'
The development is a mix of historic structures dating back to the 18th Century and award winning new buildings. Art and artifacts are sprinkled throughout, and a river walk runs the length of the development in parallel with the Thames. Our home overlooks many of the Grade II Listed buildings in the gated Heritage Quarter and the Thames. Our building was used to store military provisions for the Royal Navy and was built in the 19th century. Over the centuries, the Royal Arsenal has influenced the unfolding of world history. For Americans, "the rockets red glare, the bombs bursting in air," came from the Royal Arsenal. It very much feels like the set of a BBC Period Drama as you walk around and relax in our home. But of course, both our home and the area offers all of the modern conveniences of the 21st Century!
Although, a London neighbourhood, the Arsenal feels like a village, and you will generally find the people you interact with much friendlier than many in London--especially where our home is located. It's that famous East End welcome! and the fact that many of us moved to the Arsenal because of the community feeling it fosters and expects of all of us.
Has all that history made you hungry? There are 3 supermarkets & 6 restaurants, cafes and pubs plus food trucks within minutes of our door, and within the Royal Arsenal. Many more shopping and eating opportunities reside just across the road in Woolwich Centre.
The Concierge, the Dial Arch Pub, Boulangerie Jade, SALT-Woolwich, Con Gusto, The Guard House, Tesco's Express Grocery, Marks & Spencer Food Hall, Sainsbury's Local and the ATM/Cash Till are just outside the gated courtyard on the way to the Liz Line/Tube, Train and DLR/Tube.
Most recently Woolwich Works -- a preforming arts complex has begun hosting performances and events in historic buildings around the development. The world-renowned Punchdrunk Theatre Company, known for its immersive theatre productions is based at the Arsenal and is currently preforming The Burnt City.
Eltham Palace, Henry VIII's childhood home and the Royal Blackheath Golf Club are a short bus ride or drive away. The latter is England's oldest golf club.
Greenwich--Park, Town Centre and the O2 are easily reachable by short Bus, Thames Clipper or Train ride.
Getting to my home
You can arrive into any London airport (train or ferry terminal) and then transfer by Train, High-speed Rail/Tube (Liz Line), DLR, Uber Thames Clipper or Car. Specific directions provided.
The Uber Thames Clipper is on the pier just outside the gate and across from our home. The high speed Elizabeth Underground station is a 5 minute walk within the Royal Arsenal providing a direct connection to Oxford Street, Heathrow, points in between, and beyond. London City Airport with direct flights to Ireland, Paris & Scotland is two stops away on the DLR. No other location in London has so many efficient and direct transport options to get anywhere in London, the British Isles & beyond.

Heathrow is less than an hour by high speed Elizabeth Line. London City Airport is two stops on the DLR. Gatwick, Luton & Stansted are just over an hour away. All easily reached by public transport.
Getting Around
Your transport choices are endless: The Uber River Bus/Thames Clipper is at the Woolwich Arsenal Pier just across from our home and will take you up the Thames all the way to the London Eye/Westminster and all stops in between including the new stop at Excel--Royal Wharf. The high-speed Elizabeth Line underground station is in the Arsenal and has a direct link to Oxford Street and Theatreland in 15 minutes. Heathrow Airport is less than an hour. The DLR and Train are a short stroll away just across the high street in the town centre. Buses also go everywhere, and the Thames River Walk is at your feet if you're bringing your bike or just want to explore the Thames. As you have access to a London train station you can also take advantage of 2 for 1 tickets to London attractions that are only available with Travelcards/tickets purchased from Train stations NOT Tube stations. The 2 for 1 offers are designed to help Brits/locals make the most of London--their Capital City, but are also available to visitors and guests alike.
We also have one assigned parking spot (for day trips outside of London) in our gated courtyard which can be viewed from our home.

Thank you to Andrea and Tim! We enjoyed a long weekend at their family’s apartment. I enjoyed a wonderful week at Andrea and Tim's home. It is in a beautiful historic development, overlooking the River Thames. The accomodation has more than everything you will need for a comfortable stay. Andrea is the most amazing host and has provided information for every possibility. She was also always available for on line queries. The travel possibilities are endless, with the ferry, underground, overground rail and buses. I had an amazing time exploring parts of London that had not been accessible to me before. The Elizabeth Line is a wonder indeed! The area immediately surrounding the apartment is a little treasure trove of shops, cafes and fascinating history. I absolutely loved my time there, and was very sorry when it came to an end. Thank you both so much Andrea and Tim, for your wonderful hospitality.
Julie and I had an amazing stay at Andrea’s and Tim’s fabulous apartment in Woolwich Arsenal.
Their apartment felt like a home from home with everything we could possibly need made available. The complex was super quiet and as two middle aged women travelling together, we felt completely safe.
The location was so handy for getting out and about with the Thames Clipper stop at the end of the street and the Elizabeth line (which is so incredibly efficient) around the corner.
As PLU newbies, we found that Andrea’s communication with us was exceptional. She was so patient as we juggled dates and ‘changes of mind’ giving us several options which ultimately ended up making our stay possible.
We would highly recommend staying at Andrea and Tim’s home when you are next visiting London. They are the most wonderful hosts. Thank you so much
Andrea's and Tim's apartment in London is very comfortable and well situated :) It was lovely to spend time in the living room with amazing huge windows! Very close to the Elizabeth metro station and I felt safe, even walking in the late evening! It was also great that uber boat stop is close and we were very happy to use it too :) I totally recommend exchange with this family ,it was a pleasure :) See You soon in Sardinia!
We had a fabulous time at Andrea and Tim’s place in Woolwich Royal Arsenal. Very comfortable with everything we needed. We enjoyed a mixture of cooking at home and exploring eating out. Royal Arsenal is a vibrant community with all the amenities you need as well as direct ferry into London central and the convenience of the Elizabeth Line. We absolutely loved our one week stay at Andrea & Tim’s apartment in The Arsenal area of east London. The apartment was roomy and comfortable. Tall windows in the living room provided great light throughout the main floor. Being located in The Arsenal it was exceedingly quiet - very little traffic nearby. Very well located to use public transit to see the sites. The new Elizabeth (clean, air conditioned, smooth) tube line is a short walk away as is the station for the other train systems. Our favorite thought was taking the Thames Clipper boat just about a minute walk from their door. Bit pricier than a tube ride (you can use your Oyster card), but much more scenic.
Communication with Andrea was great prior to our exchange. At exchange time she connected us with Jan, her on-site support, who met us at the tube station and got us all settled in. Jan was also readily available for any questions during our stay. Made it so much less stressful especially for those first few jet lagged hours arriving and getting oriented.
We look forward to hosting Andrea and her family in Oregon sometime in the future and hope to return to her home in London one day.
We had a fabulous stay in Andrea and Tim's gorgeous Royal Arsenal apartment. Even though their plans changed and they are now not coming to stay at our house, they were more than happy for us to use their place.
Andrea is a great communicator and by the time we had finished I felt like we knew each other quite well even though we have never met.
She provided a ton of information about the apartment and the surrounding area which made things very easy for us.
It was a pleasure to return there at the end of a long day treading the boards in very hot London weather.

Andrea's apartment was fabulous! It is a a nice duplex with 2 bedrooms inside a converted warehouse, right by the Thames river.
It has everyhting you need, and even more (book guides, kids games, DVD...).
While the location can seem a little far off, it actually isn't! The brand new Elizabeth Line brings you to central London in less than 20 minutes, and the Uber boats (pier right at your doorstep) were a hit with the kids (roughly 40 minutes to get to London Tower and 1 hour to Westminster).
Communication with Andrea was very smooth, and they were very accomodating in arranging for our last minute exchange request.
We were pleased to welcome Andrea & Tim in our home. They left it in a perfect shape and we can enjoy sweet candies from Finland ! We hope to meet them one day as we only spoke via video call 😉.
Andrea and Tim were fabulous guests. They were very warm and friendly and communicating with them is a breeze. They are conscientious and took care of our home as if it is their own. It was a joy to have them come and stay.

Wonderful guests and simply delightful and caring people. We were lucky to get to meet up with them in Hawaii when we were both on exchange - no doubt we would be good friends if we lived geographically close.
We unfortunately didnt get to meet Andrea and Tim but had lots of communication with them before and during their time at our home. They were great and left the house all set for another family arriving the day they left. Thank you to you both and hopefully we get to meet one day.
Finally we got to meet Andrea and Tim after staying in their apartment last year. Through all the months it took to finalise this exchange and our exchange to their home in London the communication was first class and I felt like I knew Andrea already! We were pleased to be Danielle's first exchange partner with PLU. She and her family were perfect guests. Communication with Danielle was easy and our home was left spotless. We would be happy to welcome them back.
We had an absolutely lovely stay at Lionnel & Sandrine's. They were incredibly generous, kind and accommodating hosts--making it possible for us to visit our daughter who was working as a ski nanny at Les Menuires in the Three Valleys. Their welcoming, pristine, comfortable, cozy, historic and contemporary home is set amongst vineyards, below snow-capped mountains in a very beautiful location. Their recommendations were spot on. We enjoyed exploring their village and the area which has everything you need close to hand. This is real French culture. They are also perfectly situated for making day trips all over Savoie. It's the type of place where you could easy spend a quiet day in with a book or an active day walking through the vineyards and exploring the historic and natural area. Or just as easily you can make an adventure to Annecy, Lyon, Albertville and beyond. We even came home with bottles of wine from the Domaine/Vineyard adjacent to their home.
We were honored to host Caroline on her first exchange with PLU. She was gracious, considerate, lovely to communicate with and grateful that we were able to host her and her extended family for a catch up around the holidays. We are also thankful to Caroline that she was a Founding Member of PLU and remained committed to our special group even though it took her awhile to complete her first exchange.
Julie and Janis were fabulous guests. Very respectful, patient and grateful as we worked to find an exchange period that would work for both of us. We were so glad that we were able to host them. They were having to juggle a lot over multiple cultures and a very, very far distance. Kudos to them. We look forward to visiting their special corner of Australia in 2026.

Marta and her daughter were lovely. Very flexible--they were happy to stay in our second bedroom as my daughter was in her last week of finishing her Master's Thesis. Liz loved connecting with Marta & her daughter to talk about shared interests and traveling experiences. We look forward to going to Sardinia next year and would recommend exchanging with Marta and her family without hesitation.
This was definitely the best of our six NZ exchanges to do last. After a very busy month exploring both islands it has been absolutely rejuvenating to be in such a stunningly beautiful location, listening to the ocean--not even needing to leave to explore if we didn't want to. The view is stunning--what we expected the Bay of Islands to look like from Paihia...but didn't. Frankly, the most beautiful beach we have been at in NZ on both islands. I just wish we were here for longer. If you're fit there are so many ocean activities to enjoy right from the beach, and if you prefer a slower tempo then places to swim, walk or boat trips to take. The type of place you can fill your days with activity, or just curl up with a book listening to the waves break, glancing up periodically at the stunning view. Every night we wrapped ourselves in a blanket of stars and said goodnight to the Milky Way on the way to bed. You have everything you need close to hand. Carolyn & Allan are generous, gracious and accommodating hosts. It's been a privilege to stay in their family home in which they have clearly created so many lovely memories themselves.
Wow! What an honour to have stayed in Merchiston--Beth's family home. It's a time capsule of history that was such a privilege to be immersed in and to become a small blip in its history. We were so fascinated we FaceTimed each of our kids so they could experience it too. It was like walking into a real-life Cluedo! A virtual living history museum of 19th & 20th century NZ where you are encouraged to explore, and even play the 200 year old piano! The Antarctic Explorer Capt. Robert Falcon Scott (whose wife sculpted the statue that is a prominent fixture of downtown) was a frequent visitor on the same veranda where Beth's family still congregates! This home is also generously shared with youth groups and although care should of course be taken, it is a home of things to both examine and use as appropriate--regardless of their age. I just wish we had more time to fully appreciate being in this secreted oasis in the middle of a residential neighborhood so close to downtown Christchurch. Not to worry, you have everything you need. Merchiston was the first home after all to have indoor plumbing in Christchurch...and it has been updated!! There's even a phone hotspot to stay connected. But can you find the special phone and listen into a conversation from a bygone era? (Will you or your kids even know what the first "iPhones" looked like??!!) Beth is a gracious host and accommodating host. How wonderful for her extended family to share their heritage home with PLU.
This is a home that love has made. You can almost hear the laughter of children playing in the garden, and chuckle at the triumph of the quiet family member who comes up trumps to win family game night....or simply find yourself immersed in that book you have been carrying around but have never had an opportunity to open. We loved waking up to a beautiful sunrise and watching the shore from both bed and the breakfast/dinner table. It was also lovely to wake up in the night and stare out the window from bed and see a blanket of stars in the sky and hear the ocean waves. Beth's family home is perfectly placed for experiencing all that Kaikoura has on offer... Blenheim too. (We drove there from Laurie's in Wakefield, another gem.) Close enough to even go back for a rest in-between the many activities we undertook in Kaikoura. Kaikoura can get very busy and the focus is being in, on or over the water---so the "main drag" is not the prettiest you will come across and has lots of activity with big things being towed back and forth. All the more reason to secret yourself away on what for us was a completely private beach and oasis. Beth's family home has all you need and you won't find a more kind, gracious and accommodating host.
Laurie's home couldn't be more perfectly positioned for exploring the top of South Island! Plus there are so many things to do and experience in her own backyard...and we do mean backyard! She lives just down the road from NZ's only dark sky park which means that stargazing in her back garden is a world class experience. It feels like you are being wrapped in the Milky Way. Stars not your thing---wine is everywhere, as are fruit farms (visit & purchase as the locals do) and all kinds of coastal or mountain parks to explore...bikes to ride too! We loved Mapua and surrounds. Eat lunch at Jellyfish--the best meal we had in NZ, and explore the small Harbour area. Go to Abel Tasman--there are all kinds of activities to pursue and water shuttles. We chose to use SeaShuttle because they gave you a tour of the whole park from the water and then dropped you on a beach of your cholce and would then pick you up at another beach so you could also hike in the park. You definitely must do some walking to appreciate its beauty. We even saw three (little) wild pigs when they crossed our path and enjoyed walking with with a friendly Weka (bird) that pressed on on his own when he discovered we weren't going share our lunch. We also enjoyed trips to Nelson's dockyard & marina and reading about the ships that brought the first Europeans to NZ while local kids jumped off the pier to swim in the sea. Along with discovering NZ's first pub, learning about Lord Rutherford and going to Willow Bank Heritage Village as we explored the area. Laurie's house is perfect for any size family and has everything you need for a great stay. So much of New Zealand's history is tied to Wakefield. If you are coming via the ferry from Wellington via Picton then take the Queen Charlotte drive to Havelock (green mussel capitol of the world). The drive overlooks the Marlborough Sound and is absolutely stunning! Just say "yes" to an exchange with Laurie's family!
We had a lovely stay in Katherine & Trevor's beautiful home in Taupo. Katherine was so welcoming and helpful with any question. Follow her recommendations and advice. Her home was so comfortable and had everything you need. Plus you may never want to leave with its beautiful views of the lake. Kathrine let us pick tomatoes, strawberries and rhubarb from the garden which provided a special treat. Swimming in such a clean, clear lake the size of Singapore was a special treat. Taupo is a perfect base for touring the greater area--but do leave time to just soak in Taupo too.

Carolyn & Allan were gracious hosts. So thoughtful and kind in their welcome of us to Auckland. Their guest house is so comfortable and an absolutely beautiful oasis from city/suburban life that we could happily of never left it to explore Devonport or the rest of Auckland. Devonport is a stunning location, steeped in history and we happily spent the day exploring it. The views of the centre of Downton Auckland from Devonport are simply amazing! Even stunning! We had intended to take the very convenient ferry across the harbor to go up the Sky Tower but instead chose to go up the two highest Pa's (hills) in Devonport as the views proved just as spectacular...and provided an easier and more relaxed pace to the day. We would return in a heart beat.
Helen & Matt were lovely to host. We had the privilege of being their first exchange/stay with PLU. We plan to visit their home(s) in Australia at some point in the future. They left our home in perfect condition and of course, we would be happy to host them again. We also had the opportunity to meet them for coffee after their stay. In true PLU form, the longer you speak to someone the more you discover you have in common despite living on separate continents your whole lives! So glad they are members of the PLU Community.
Carolyn and Allan were fabulous guests. So easy to work with and just easy going and flexible, accommodating people in general. They left our home immaculate. It was lovely to learn that they really made the most of exploring London. We would be very happy to welcome them back and look forward to meeting them when we get to New Zealand. Glenys is such a lovely person. So easy to communicate with and just so willing to help in any way she can. Her home is in such a lovely and stunning location and although it doesn't look like we'll be able to stay because of our tight NZ schedule---she has offered to help in any way she can and to make her home available last minute if our plans change. People Like Glenys & her husband are the reason we love People Like Us. They are wonderful exchange partners!

Gemma & her family are lovely exchange partners--so responsive and easy to communicate with. Always so appreciative of any information shared and perfect guests in our home. We would welcome them back at any time. We do not know yet when we will make it to Tasmania but Gemma has offered to reciprocate in anyway she can when we are ready.
Nicolas and his family were absolutely lovely to host. They were ever so concerned to make things as easy as possible for us. They were very accommodating whatever it was that was being pinned down or sorted out. Nicolas was great at responding to reach outs and proactively communicating. Tim and I have three kids, now young adults, and these days we are traveling more on our own! Formerly, Tim worked for an international consumer products company and I for nonprofits, and in international education. We now own PUZZLES & Lewes Gourmet in historic, maritime Lewes, DE. (We discovered Lewes, changed careers and moved there after a home exchange!) We have lived as expats for most of our lives calling multiple European countries & America "home". We love to travel and experience new places, meet new people, learn new ways of doing things and new perspectives. Recognising all the while just how connected and interdependent our world really is. We so value the experiential opportunity to live life from another's perspective. In turn, we enjoy sharing our London home with guests from all over the world.
