Guelph is a university town, close to Toronto (90 km) and Niagara Falls (120 km). Our home is located in an ideal family neighbourhood centred around a popular public elementary school. It’s quiet, safe and convenient.
2600 square foot custom “net zero” home with 3 +1 bedrooms, 3.5 bathrooms and over 800 square feet of fully finished basement.
Net zero homes produce as much clean energy as they consume and have better air quality, stable temperatures, more natural light, and soundproof, triple pane windows blocking outdoor noise.
There is a deck off the dining room with spectacular view of protected green space.
The Space
We are having a hot tub, deck with a gas fire table and sectional sofa and pergola backing onto protected green space. It is quiet and peaceful. You can enjoy lots of birdwatching during the day and a symphony of frogs and toads in the evenings while relaxing on the deck. We also have soccer balls, lots of bikes, flat screen TV with Disney+, Netflix and Amazon Prime, lots of board games, wifi, video games and toys.
Guest Access
Bright and airy main floor kitchen, living and dining room and with a separate library/den. Fully equipped kitchen, main floor laundry with washer/dryer.
Stairs to the second floor for access to a king size primary bedroom with ensuite, 2nd bedroom with two twin beds and 3rd bedroom with twin over full bunkbed.
Stairs to the fully finished basement lead to an addition bedroom with a full size bed and bathroom, as well as a recreation room and access to the back yard.

Neighbourhood
We are located minutes to a school and playgrounds, walking trails, Preservation Park, shopping, gyms, restaurants & grocery store.
Guelph is one of Canada’s fastest growing cities. Only 45 minutes from Toronto, Guelph has just the right balance of city life and small-town friendliness.
It is home to a highly rated University, has plenty of bars & great restaurants, offers lots of beautiful parks & walking trails.
There are a few great restaurants close enough to walk to, including a gastro pub, an Indian restaurant, a Mediterranean bistro and an upscale pizza and martini bar that has live music on the weekends.
The entrance to Preservation Park is just a few blocks away. This park offers spectacular hiking trails in the middle of the city. Its a natural, green space with dense forest, streams, and boardwalks.

Hamilton International Airport is 58 km away and features PLAY, a low-cost Icelandic airline operating flights from the USA to Europe

Getting Around
You can easily walk and bike around the city but you will need a car to enjoy the surrounding area.

I often suggest a day trip to Elora, as it consistently ranks as one of the most beautiful towns in Ontario. Its got 19th century limestone architecture, with a charming river running through it, makes for a very scenic place to explore. The main attraction in the summer is the Elora Quarry with emerald green water and limestone cliffs.
My other frequent suggestion is The Rockwood Conservation Area (only 16 km away) contains several caves and hundreds of geological potholes formed by glaciers appox 13,000 years ago.

The Guelph Storm which is a an OHL hockey team. 25% of players go on to play in the NHL so you may see a future star! Tickets start at $20
Toronto Rock, professional Lacrosse (one of the oldest team sports in North America). Games are played in Hamilton and Mississauga
Toronto Blue Jays have tickets starting at $20 and would be a whole day trip but definitely a great experience even if you're not a huge baseball fan.

We are an easygoing family of four and we like travelling in Canada and internationally. We have an adult daughter that lives in London, England and an adult son that lives in NYC so we are always interested in visiting those locations. We’re excited to share our home with like-minded, friendly families.
We generally travel during school holidays but have some flexibility.
We stay at our seasonal lakefront cottage during the summer, so a non-simultaneous trade is possible during July and August.
Our home is nice and comfortable. Our city is friendly and conveniently located.
