Our home is a beautifully restored historic house in the heart of a lovely Umbrian hill town, Monteleone d’Orvieto. There is lots to explore in the area, we are right on the Tuscan border. Monteleone d’Orvieto is about a 2 hour drive from either Rome or Florence.
The Space
Our home has all the modern conveniences but also rustic Italian charm. We have 2 large bedrooms upstairs (1 en suite). The beds are comfortable and the water pressure is excellent. The main floor is a living room, dining room and modern kitchen. The ground floor is an extra room with 2 folding beds, perfect for kids. The ground floor also has a utility room and half bathroom.
Guest Access
Our house is 3 floors with stone stairs so probably not very good for someone with mobility issues.
Notes
We don’t have air conditioning, but several fans and all the windows have pull down screens. We don’t have cable, but have excellent WiFi with a Apple TV box, so you can access Netflix, Amazon, etc.
We have lots of guidebooks about the area and there is so much to see nearby.
We ask that you pay the house cleaner upon your departure. The cost is €60.

Monteleone is a small Umbrian Hill town. We have an excellent restaurant, Seven Cafe. They also rent bicycles and can arrange truffle hunting expeditions with their dogs. We can also arrange an Italian cooking class in the house if you like.
The town also has a butcher, post office, small grocery store, gas station, pharmacy, coffee shop, bar and a hair salon.
There are also seafood and fresh vegetable trucks that come through town a few times a week. Everyone is really friendly!
Getting to my home
If arriving by car, we are very close to the A1 freeway, exit at Fabro. Nearest train stations are Fabro and Chiusi.

Getting Around
You can walk to everything in the town, but to really see the area you will need a car.
The closest train station is in Chiusi, about a 20 minute drive away. You can get trains to everywhere in Italy from there.
Where to begin… Anne and Gregor are kind, generous, and the sweetest people. Their home in Monteleone d’Orvieto is amazing. Idyllic, charming, incredibly comfortable and very well done. The town is the quintessential small Italian village on a hill with stunning panoramic views. The area has so much to offer and is centrally located between Rome, Florence, Tuscany, and Umbria. We could not have asked for a better exchange or for better exchange partners.
Well, we have fallen in love with both Casa Rosa and Monteleone D'Orvieto! Everything was perfect. Anne was so easy to communicate with, responding quickly. We explored many wonderful places and certainly ate well. We thank you so kindly for sharing your special place with us!

We had a wonderful time at Anne and Gregor’s beautiful home. They gave us lots of great tips about the area and the house in a video chat and were always available for questions. We also met friends of theirs who live nearby. The Christmas decorations and live nativity are a special treat during the holiday season.
We’re looking forward to Anne and Gregor’s visit at our place in Portugal. It’s a great location very close to Tuscany and makes for great sightseeing in Tuscany and Umbria.
Anne and Gregor are wonderful exchange partners. Despite not having the pleasure of meeting them when they visited St. Thomas this past February, I feel like we were staying at our friend's home. Their communication was open, responsive, friendly and warm. We continue to navigate a personal health situation and they couldn't have been more supportive, understanding and flexible.
The home itself it so lovely. It's a wonderful mix of old, historic Italy with modern design features. As someone who loves to cook, I really appreciated that the kitchen had everything, and I mean everything, to make great meals. As they also have a home in North Carolina in the US; this is the first international exchange for us that had some of the kitchen tools seen in American homes, like measuring cups and spoons. Seems so inconsequential, but it meant so much for this non baker to be able make a hazelnut, chocolate cake!
The bed was super comfortable, as was the oversized sofa in the living room. It is a beautiful, warm home in a peaceful and special small town and we hope to return someday.
Anne and Gregor were fantastic in the run up to us coming to Italy. It was lovely to chat to Anne ahead of the exchange and to get some brilliant recommendations from her. We had a wonderful time in Monteleone and really enjoyed living like a local; drinking espresso multiple times a day and working our way through all of Umbria's gelato shops!
The flat is very tastefully decorated and a great base for exploring the local towns and cities. I'd highly recommend it to anyone interested in central Italy's culture, cuisine and community. :)
We absolutely loved our time at Anne and Gregor's gorgeous home in Monteleone d'Orvieto! Being able to stay in a beautiful medieval hilltop village in Umbria was a very special experience and we would love to return one day. ❤️
Communication with Anne was fabulous, she was always prompt and gave us so many useful recommendations; actually too many for just one visit and we couldn't get around them all!
It was wonderful to be in such a comfortable house (loved the bed!) and the highlight for us was being able to source local ingredients to cook together in a well equipped kitchen. We enjoyed some delicious meals on the juliet balcony overlooking the piazza. The neighbours were friendly but you need to brush up on your Italian since little English is spoken here, fair enough!
Monteleone was well located to explore other places in Umbria and Tuscany. We loved the scenery, the food and the people, so all in all it was a great exchange, thank you!! 🤗🙏🙏🙏
We had the most amazing stay in Anne & Gregor’s beautiful home. Monteleone d’Orvieto is a fairy tale medieval village and their home is situated in the heart of the village. It has been lovingly renovated whilst keeping the original charm. We fell in love! It was a great base for exploring both Umbria and Tuscany and an easy drive to Rome. We can’t recommend this home enough! Anne was very helpful with suggestions, before and during the trip. You will not find better hosts! The home was everything we’d hoped for and more, and anyone who is fortunate enough to stay here will be very very happy!
Anne & Gregor were amazing guests. We didn't get to meet in person but we had great communicate before and throughout their stay. The apt looked perfect when they left. They are more than welcome to come back to our place.
Anne was a fabulous guest! It was great to get to know Anne, as well as her daughter and grand daughter. Anne is kind, thoughtful, and considerate. She is easy to talk to and instantly felt like a friend we had known for years. Anne was a great communicator from the start - really an ideal exchange partner. She took great care of our guest house and we can’t wait to stay and her and Gregor’s house in Italy!
We had the great pleasure of hosting Anne and Gregor in our home recently. It was our first exchange since joining PLU, so we weren't sure what to expect. If all guest experiences are like this, we will gladly continue to host and open our home to others on this platform. They will be a tough act to follow. Typically, when we host any guests, regardless of PLU status, we provide snacks and drinks, and do our very best to make the guest feel welcome and comfortable. We insisted that it was not necessary to replace what we had bought for their stay, but they went shopping anyway. They also cleaned the rooms as if the cleaning people were here. It was a level of caring and thoughtfulness we really appreciated. We look forward to our stay in Monteleone D'orvieto and to keeping in touch with our new friends.
Michael and Jenny were wonderful guests and we hope they’ll return again someday. We had so much fun communicating with them, seeing photos, and the things they most loved about our area.
We only wish we could have had some overlap to spend some time together! They are just the most fun and lovely people, and why we love PLU so much.

We had a wonderful time in NYC at Maria’s cozy and comfortable apartment. It’s in a great location, centrally located so it’s quick easy to get anywhere in Manhattan. There are lots of restaurants and shops nearby.
The apartment had everything we needed and communication with Maria was a pleasure. We really hope to do another exchange one day!
We had the best time at Michael and Jenny’s adorable poolside cottage! It’s comfortable and had everything we needed, including beach chairs, towels, a cooler and snorkel gear. It was so nice to have those things provided, it saved us so much luggage space.
The views are spectacular and the neighborhood is close to many beautiful beaches and restaurants. And Sib’s, just a short walk away, has music on the weekends and good cocktails and food. St. Thomas is a gorgeous island with lots of fun activities.
It’s been a pleasure getting to know Michael and his lovely family. We were treated like friends the minute we arrived and I’m so excited to welcome them to Umbria this summer!
We loved hosting Angie and Mike. We enjoyed getting to know them a bit via messaging and a video chat, and feel sad we didn’t get to meet them in person this time. But we hope to see them in Portugal sometime soon. They are lovely people and great guests! Communication was clear and open, they left our home in perfect condition. We would have the, again anytime!
We loved hosting Lauren and Micheal in our Italy home. After having been to their beautiful place in St. Thomas earlier this year, and then exchanging many fun texts and communicating over several months, it felt like we were welcoming friends to stay. Our only regret is that we weren’t there ourselves at the same time! I think we would have had fun cooking and exploring together.
But we’ll look forward to that in the future.
On the practical side, they were perfect guests. Always great communication, they left the place clean and tidy, and gave us a sweet gift. This is why we love PLU!
We loved having Alex and Elliott as our guests in Italy. Because of work commitments, we were unable to do a simultaneous swap as originally intended, but it was really great getting to know them. They were wonderful guests and I hope we can exchange again in the future.
Michael and Lauren’s beautiful home on St. Thomas was our first PLU exchange as guests. Future exchanges are going to have mighty big shoes to fill! The photos don’t begin to do the space justice. It’s very comfortable and stylish, with everything provided for a perfect beach holiday - beach chairs, towels, coolers and ice packs. It was so great not having to pack those things. And the outdoor space will take your breath away, there are views for miles, and Magen’s bay, one of the prettiest beaches in the Caribbean (if not the world) is right at your feet. We could have spent the entire week just on that beach. It has parking, restrooms, and a bar and restaurant. If you go to the far end, you’ll pretty much have the place to yourselves. And the house just a short drive to grocery stores and plenty of good restaurants. Michael is a boat captain, so we were able to arrange a half day boat charter with him, which was the highlight of the trip. We had lunch at Lovango, a gorgeous resort across the water from Cruz Bay, and then snorkeled in some beautiful spots where we saw so much marine life and were able to observe sea turtles up close. Magic!
Lauren and Michael are wonderful exchange partners, communication was excellent and I feel like we’ve made new friends.
We really hope to return to St. Thomas, and we are looking forward to hosting them in Italy later this year. This was everything we hoped for when we joined PLU!
Im so grateful we had the pleasure of hosting Caro and Don this summer. We didn’t get to meet in person, but we really hope to one day. They were the most gracious and wonderful guests. The communication with them was so enjoyable and I’m going to miss messaging with Caro, we have so much in common. And they definitely left our house better than they found it. We would welcome them to return any time, now as friends. No globe necessary. PLU is the best!
We really enjoyed hosting Joan, her husband and friends. It’s been so fun getting to know them virtually, I’m sad we haven’t met in person “yet”. It felt like having old friends stay, and their enthusiasm, great communication skills and love for travel is why this platform is so amazing. They left is a nice card, gift and 10 euro to replace a Prosecco glass that broke. I ended up buying a whole new set for 8 euro at the mercantino usato up the road, so I’ll giver her the 2 euro change when we make it to New Zealand! 😄
