Hospitality Description: We have a large 2056 sqft basement that will currently accommodate 4 people (2 queen beds + 2 full baths) while we live on the main floor. A sound curtain splits the two levels. In 2028, a third queen bedroom will be available to accommodate a total of 6. See additional listing and calendar for reserving the entire home. It is against County code to have a stove/oven in the basement area, but there are plenty of appliances available; slow cooker, fish fry, griddle, microwave, waffle maker, panini grill, electric skillet and an outdoor grill + burner to assist with meal planning.

General Overview

Our home is located in the Indigo Ranch neighborhood of Colorado Springs, on east side of I25. A beautiful, well kept, manicured and walkable neighborhood. Behind the home, the Sand Creek Hiking/Biking Trail is easily accessed from the back yard with views of Pikes Peak. Hear the sounds of turkeys and donkeys from the nearby pumpkin farm in the middle of the city, as you enjoy your morning cup of coffee from the patio. We live on the main floor of the home, and have a sound curtain that separates the stair well between the floors. You will have a parking spot on the right side of the driveway and access to the backyard patio sliding door to come and go as you please. When we are home, we wanted to offer a full basement, all 2056 sqft for exchange, with a sound curtain that separates the two floors of the home. There is a 12ft wet bar area with a microwave, auto water-fill Keurig style coffee maker, coffee pods, mini fridge, sink and mini-ice maker. A second mini-fridge is available on the patio. Inside the wet bar cabinets you will find a slow cooker, electric fryer, electric grill, Fry Daddy, serving trays, utensils, foil, plastic wrap, paper towels, paper plates and bowls. The family room has a large sectional and a wall unit with 77" Home Theater with a built-in electric fireplace, a 6 person dining table, games, and 5 bar stools at the bar. The home is equipped with ceiling speakers throughout the house including the basement level where you will be staying as well as the lower level patio. See details on how to play music in the Guest Instructions Booklet. The home is also surrounded with exterior JellyFish lighting. Located in the basement are 3 rooms but only 2 furnished, at this time. A queen bedroom and full bath with large walk-in wheelchair accessible shower, oversize closet and TV. A 2nd queen 'Sage' bedroom shares a hall tub/shower combo bath with a 3rd room that currently has no furniture at this time. Enjoy evening sunset views of the Pikes Peak range on the outdoor patio where you will find 2 sets of patio furniture in different areas, a grill with a side burner and a 2nd mini-fridge. Please ask permission to use the smoker or larger fish fryer. A smaller fish/shrimp fryer is available in the wet bar cabinets. There is a folding table on the patio to use for the smaller Fry-Daddy. Note: Please use it outside of the home. What you will love about this neighborhood This neighborhood was established in 2017. All the homes are professionally landscaped with well manicured lawns. It is a walkable neighborhood. You will see many of the neighbors walking their dogs. The home is less than 10 minutes from grocery, shopping at First & Main and plenty of restaurants. Behind the house, nestled up against the back yard, there is a gate that gives access to the city's Sand Creek Trail for biking, hiking and running. It is currently 4 miles long with near future plans to extend. We may have a couple of nice bikes to loan.

Across and just down the street from Mueller SP is the Crags Campground road and Crags Trail with a summit that overlooks a beautiful valley below (4.9 miles, 833ft) * The road to the Crags you will also find Raspberry Trail and access to hike the backside of Pikes Peak (4WD or AWD) * Download the app AllTrails.com and have access to all the trails in the area and their descriptions.

Guest Access

There is outside access through the patio door to come and go as you please. One side of the house has concrete steps. The other side has a concrete ramp for wheelchair access. There is a small 'lip' to get over when entering through the patio door, but the hallways are side for wheelchair access. The main living area is Berber carpet, wheelchair friendly. The basement master bathroom has wheelchair access shower and a couple of bars to hold support weight.

Notes

Additional information Depending on length of exchange, there may standard weekly house duties to keep the home tidy and in the same condition as upon your arrival. We do request weekly cleaning of bathrooms and sometimes carpet and floors for stays longer than one week. No smoking home. No medical or recreational marijuana allowed. No reservations for anyone under 25 years of age. No pets at this time. Patio access granted plus parking spot. Checkout Instructions: Clean, strip beds & replace linens or pay optional $150 cleaning fee. Close all windows. Leave access patio key on wet bar. All furniture is new. Please use coaster for glasses, etc. Bikes are available for recreation. Indoor and outdoor games such as Corn Hole, Horseshoes and Croquet are available to use. Outside grill + side burner available. Please remember to turn off propane after use. Freezer is available for use in basement storage room if additional room is needed. Let us know if you would like to borrow an ice chest.

Neighbourhood

The neighborhood is a well-maintained neighborhood with professionally landscaped yards, so you won't see many people out in their yards, but it is a very walkable neighborhood, especially on weekends. The home backs up to the 4 mile Sand Creek Trail for hiking or biking.

Colorado Springs (COS) is the nearest airport about 28 min. Denver International (DIA) is 1.33 hrs. There is a reginal airport in Pueblo that is about 1.05 hrs away.

We have lived in the area since 1999 and are very familiar with the city and mountain areas. Donna Gail was a Jeep tour guide for 5 years, a leader for Colorado Mountain Club. We have been involved in rock climbing, ice climbing, biking, skiing, kayaking, hiking, backpacking, mineral collecting and Jeeping since living in Colorado and can offer a wealth of places to sightsee, have dinner, music events, museums, etc.

Donna Gail

Clint, from N.Dakota and Donna Gail, a Louisiana gal, met in 1982 at their apartment complex in Baton Rouge. Married in 1984 and moved to Colorado in 1999. We have 2 daughters, a son-in-law and 1 granddaughter that live in Asheville, NC and St. Croix VI. We enjoy the Colorado outdoors, hiking, backpacking, snow skiing, biking and Jeeping. We also enjoy spending time with friends, going to concerts, dinner, movies, etc. We love traveling both domestically and internationally. We are fairly new to the exchange world of travel.
