General Overview

We live in a peaceful 2–3 bedroom stand-alone townhome located in a secure gated community, surrounded by the lush jungle of Tulum. This is our secondary home, offers a tranquil retreat while keeping you close to the vibrant charm of the area. The location is both walkable and bikeable to town in just minutes, though having a car is ideal for exploring the area. Tulum is known for its stunning beaches, crystal-clear cenotes, and nearby colonial villages rich in history and culture. With the convenience of an international airport just 40 minutes away, you can easily explore everything this tropical paradise has to offer.

The Space

Our home features 2–3 bedrooms — the third room currently has a sofa but also includes a full attached bathroom for added convenience we also have a queen air mattress available. The fully equipped kitchen has everything you need to prepare complete meals. Please note, we do not have a dishwasher, as the hard water in Mexico can be tough on appliances. Constructed primarily from concrete and glass, the home features an open staircase at each level Spread across three levels, the second floor hosts two spacious master suites and a laundry room. The third floor offers a cozy study with a sofa and direct access to an outdoor plunge pool — perfect for cooling off after a day in the sun. Our home is solar powered with a bi-directional system connected to the city grid, ensuring you never experience a power outage while also minimizing maintenance. For your comfort, we have a reverse osmosis system for drinking water and a water softener installed. Guests also enjoy access to our community’s amenities, including a pool, gym, yoga area, climbing wall, pool table, and ping pong table.

Guest Access

Please note that our home spans three levels, which may present challenges for guests with mobility limitations. For check-in and exchanges, either we will meet you in person or a host will be available to provide access. The community is gated, and we provide a remote control for convenient entry. Parking is available at the home for up to two vehicles.

Notes

This was our primary residence for three years, so it’s been lovingly maintained and fully equipped for comfortable living. We are now based back at our other home listed on People Like Us, and we’re excited to share this special Tulum property with fellow travelers. We have created a detailed guidebook and provide local contacts to assist you should any issues arise during your stay. Please note that we don’t have regular cleaning services. We expect our exchange partners to clean the home before they leave. However, if time does not permit, local cleaners are available, and we can provide their contact information for your convenience but suggest making contact well before your arrival

Neighbourhood

Tulum is an amazing part of the world with much to explore beyond its beautiful beaches. Discover ancient ruins and stunning cenotes, or take day trips to colonial cities in the Yucatán such as Mérida, Valladolid, and Cobá. We are just 2 km from the beach and only a 15-minute walk to the Tulum Archaeological Ruins and the new Jaguar Park. While you can explore much on foot, a car is recommended to fully enjoy the many activities Tulum offers, as well as the charming villages that surround the area. Rental bikes are also a fun and convenient option, with plenty available throughout Tulum. For food lovers and vegans, Tulum is a culinary paradise where you can immerse yourself in Mayan culture through its vibrant food scene.

Getting to my home

The easiest way to arrive is via TQO Tulum International Airport, located just 40 minutes away. Cancun International Airport is another option, approximately a 2-hour drive from our home. Recommend the ADO bus over taxis as they can be quite expensive if not renting a car from airport.

Getting Around

We are within walking distance to town for groceries, with an abundance of restaurants and markets nearby. To explore cenotes or the surrounding villages and towns, renting a car is the most convenient option.
