Modern 3bedroom 3 bath home in a quiet gated community of 8 villas and 12 condos about 1km to town and 5km to beach you will have to open gates upon entering and exiting the property as homes have their own individual security
Both walkable and bicycle to town in minutes but nice to have a car to see the area
Our home is our secondary home with beautiful private pool and gardens, we are about 1.5hours from the Cancun International Airport and to fully enjoy Tulum I recommend renting a car so that you can visit surrounding villages, cenotes and beaches.
The space
The first level consists of kitchen and living room and our second level has a master bedroom with queen size bed and en-suite bath the other 2 bedrooms are jack and Jill style
Our home is solar powered Bi directional with the city so never without power and almost maintenance free. We have reverse osmosis for drinking water and a water softener
We do not have a dishwasher as water in Mexico is too hard on appliances, our home is mostly of concrete and glass and there is a open staircase in the middle of the home to the second level hence our primary reason for saying no children under 2
Guest access
2floors with a total of 16 steps, we will either meet exchanges or have host available to give access.
This is a gated community and we do not participate in monthly fees so it’s necessary you open gates upon entering and exiting
Notes
We have created a guidebook and have local contacts available should you have any problems while we are exchanging
we don't have regular cleaners so we expect that our exchange partners clean before they leave or if you don't have time to clean, then local cleaners can be available for you to contact

Neighbourhood
Peace and tranquility zen gardens and only six full time residents other owners primarily use Airbnb.
Tulum is just a amazing part of the world, there is much to explore here besides the beautiful beaches, come to explore the many ruins and cenotes, or take day trips to colonial cities in the Yucatan including Merida, Valladeloid and Coba. If your a foodie or vegan this is also a great place to explore the Mayan Culture.
Getting to my home
Best to arrive via Cancun international airport and rent a car
2024 New tulum international airport currently has domestic flights available and in March open to international flights but mostly I see flights from USA airport is 35 min from our home
Nearest airport
Tulum has opened a international airport for 2024 which is 30 min away and Cancun international airport is almost 2 hours away recommend car rental from there or the ADO bus taxis can be quite expensive
Getting around
We recommend renting bicycle or rental car to really take in the area
