General overview

Bright, spacious and modern home in a beautiful neighbourhood close to the canal, river and downtown. Two story 280 square metre house built in 1995 by local architect James Colizza and renovated wth superb craftsmanship and attention to detail. Hardwood floors throughout. Windows on all sides bring natural light into every room, and central air conditioning keeps it cool in summer.

The space

Three bedrooms. Master suite with queen bed, ensuite bath, walk-in closet and one-person sauna. Two additional large bedrooms with double beds and west-facing views. Tempur-Pedic memory foam mattresses in each bedroom. Modern bright kitchen with gas range and stainless steel appliances. Two and a half bathrooms. Sunroom with couch and yoga space, leading onto deck. Dining room with cozy window seat. Living room with gas fireplace and a TV equipped with extensive movie collection. Sonos speakers in several rooms. Exercise room and laundry in the basement. The backyard is an oasis. South-facing cedar deck and adjacent stone patio, with space to soak in the sun or relax in the shade of a vine-covered pergola and some of the largest trees in the neighbourhood. Lawn large enough for kids to toss a frisbee, play catch and run around - or just lounge in the hammock and enjoy the perennial gardens. Wifi high speed Internet

Guest access

Our house is built on a slight slope, allowing multiple levels and tons of light, but also stairs. The living room with entertainment unit and gas fireplace are on one level. The dining room, window seat, kitchen and sunroom are a half floor below. Two bedrooms and an office are a half floor above. The master bedroom is on the top floor. Laundry and exercise room are in the basement.

Notes

We have a second home that we would consider including, for a simultaneous exchange, or offering in place of our city house, for a non-simultaneous exchange. Our lakefront cottage, on Lac St Germain in Denholm municipality, is a bright, three-bedroom modern open-concept chalet on a quiet spring-fed lake. Kayak, swim, mountain bike, hike, canoe, paddle board or just relax on the deck to the sounds of birds and the breeze through the forest - our place is a spot of paradise for nature-lovers, and a taste of the Canadian Shield wilderness just an hour's drive from downtown Ottawa.

Neighbourhood

Old Ottawa South is ideal for visitors to Ottawa. It is central to museums, festivals, restaurants, shops and other National Capital Region attractions. At the same time, it's a delightfully quiet and walkable neighbourhood of old houses on tree-lined streets. Our house is one block from the historic Rideau Canal, with its flower gardens and walking/cycling paths leading to the 26-hectare Dominion Arboretum in one direction and Parliament Hill and the Byward Market in the other. Landsdowne Park is a short walk from our house; it offers sports, shops and cultural events. There are local farmers markets nearby on Saturday in summers and Sunday year-round. Three universities - Carleton, Ottawa and St Paul’s - are a short distance away. Drive 20 min along a scenic route to reach Gatineau Park, a 360 square km park with lakes, beaches and trails for hiking, biking and skiing. Several family parks nearby: Brewer with its playground and water park, Windsor with tennis courts and playground, and Landsdowne with playground and skateboarding.

Nearest airport

Our house is a 15 min cab ride from either the airport or train station.

Getting around

Buses would take you down Bank St (four blocks away) to downtown in 20 min (Parliament Hill, museums, art galleries, Byward Market etc). The O-Train, an above-ground train, would take you from Carleton University (eight blocks away) to the Ottawa River, Little Italy, Chinatown, war museum and other destinations. There are bike paths along the Rideau Canal one block away, and on the Rideau River seven blocks away; both connect to a huge network of trails throughout the region.
