General Overview

Our modern 3-bedroom, 3-bath home is located in a quiet gated community of just 8 villas and 12 condos, about 1 km from town and 5 km from the beach. This is now our primary home, featuring a beautiful private pool and lush gardens — perfect for relaxing after a day of adventure. The location is both walkable and bikeable to town in just minutes, though having a car is ideal for exploring the area. We are 40 minutes from Tulum International airport or 2 hours from Cancun International Airport. To fully experience Tulum, we recommend renting a car so you can visit the surrounding villages, swim in crystal-clear cenotes, and discover the many beaches in the area.

The Space

The first level of our home features an open kitchen and living room, creating a spacious and inviting area to relax or entertain. Upstairs, the second level houses the master bedroom with a queen-size bed and en-suite bathroom. The other two bedrooms share a Jack and Jill style bathroom, ideal for family or guests. Our home is solar powered with a bi-directional system connected to the city grid, ensuring you never experience a power outage while also minimizing maintenance. For your comfort, we have a reverse osmosis system for drinking water and a water softener installed. Please note, we do not have a dishwasher, as the hard water in Mexico can be tough on appliances. Constructed primarily from concrete and glass, the home features an open staircase at its center leading to the second floor, which is why we recommend no children under 2 for safety reasons.

Guest Access

The home spans two floors connected by a total of 16 steps. For check-in and exchanges, either we will meet you in person or a host will be available to provide access. Please note this is a gated community, and since we do not participate in monthly fees, guests are responsible for opening the gates when entering and exiting the property.

Notes

We have created a detailed guidebook and provide local contacts to assist you should any issues arise during your stay. Please note that we don’t have regular cleaning services. We expect our exchange partners to clean the home before they leave. However, if time does not permit, local cleaners are available, and we can provide their contact information for your convenience.

Neighbourhood

Our community offers peace and tranquility, surrounded by zen gardens and home to only six full-time residents. Other owners primarily use their properties as Airbnb rentals, creating a vibrant yet relaxed atmosphere. Tulum is an amazing part of the world with much to explore beyond its beautiful beaches. Discover ancient ruins and stunning cenotes, or take day trips to colonial cities in the Yucatán such as Mérida, Valladolid, and Cobá. We are located about 1 km from the vibrant town center of Tulum, which offers plenty of restaurants, shops, and markets. The beach is a short 5 km drive away. While the town and beach are easily reachable by bike or on foot, having a car is recommended to explore the many nearby attractions, including cenotes, colonial villages, and other natural sites. For food lovers and vegans, Tulum is a culinary paradise where you can immerse yourself in Mayan culture through its vibrant food scene.

Getting to my home

The easiest way to arrive is via TQO Tulum International Airport, located just 40 minutes away. Cancun International Airport is another option, approximately a 2-hour drive from our home. Recommend the ADO bus over taxis as they can be quite expensive if not renting a car from airport.

Getting Around

We are within walking distance to town for groceries, with an abundance of restaurants and markets nearby. To explore cenotes or the surrounding villages and towns, renting a car is the most convenient option.
