Cannaregio is one of the last authentic neighborhood in Venice! Here you won't find nasty pizzas take-away or souvenir shops, but local restaurants (the Venice cuisine is my favorite), local bars where you can try the famous cicchetti (the Venetian tapas) and drink a Spritz on the canal (at 2,50 euros!). You will also find nice open air markets to buy local products (fish and sea food of course but also the local vegetables coming from the islands in the laguna, like the famous artichokes).
You are close enough to the train station (15 min. walk) and you have a Vaporetto (boat) stop near by. But of course the best way to visit Venice is to walk!

I don't live in Venice (it's my second home) so I might be elsewhere when you visit, but I am happy to share my Venice adresses: restaurants, bar, places to go that are outside the tourist traps.
