General overview
A 4 bedroom, modern semi detached house, situated just 3 miles from the centre of Scotland's capital city, Edinburgh.
We've lived here 20 years for lots of reasons - its a light filled house with a beautiful south facing garden, the upper bedrooms look onto the Pentland Hills - which are only a 5 minute walk away. With 4 bedrooms and 2 bathrooms the house can accommodate up to 7 people easily.
We both work from home so the house is well set up for home exchangers that would like to combine travel with work, and potentially look for longer stays.
The space
Spacious, light filled modern semi-detached house. 3 double bedrooms and one single.
Open plan living/dining room (TV with Netflix and wifi), with patio doors to south facing garden. Modern breakfast kitchen (dishwasher, microwave, oven). The rear of the house provides views to the nearby Pentland hills.
A south facing garden with patio dining areas, and off street parking for up to two cars at the front of the house.
Guest access
The house is on two floors, with steps leading up to the main entrance.
Notes
We have regularly taken part in house exchanges over the last 20 years and understand the importance of mutual trust which then leads to a positive experience on all sides.

Neighbourhood
Our house is situated within Edinburgh's south side - 20 minutes by bus to Edinburgh city centre, 30 minutes from the beautiful beaches of East Lothian and 15 minutes drive from Edinburgh airport.
We live in a beautiful area of Edinburgh with its own amenities including supermarket, post office, chemist, 2 restaurants and a takeaway. A local children's park is 10 minutes walk from the house, and bicycle and walkways along Edinburgh's canal system take you direct to the city.
Directly behind the house, is the Pentlands regional park with rolling hills which provide walks (from gentle to strenuous) along with a network of mountain biking trails. Within the Pentlands is also an artificial ski centre for those who would like to practice their alpine skills!
Less than an hour away is Glasgow, with Dundee (and the V&A) an hour and half by car.
Getting to my home
From Edinburgh airport - 15 minutes by car/taxi.
By car - We're 5 minutes off the main A720 Edinburgh City bypass.
By train - Waverley Train Station is 30 minutes by bus.
Nearest airport
Edinburgh Airport - 15 minutes by car/taxi.
Glasgow Airport - 1 hour 20 minutes.
Getting around
Local shops are 10 minutes walk away, including 2 restaurants and a takeaway. Tesco and Aldi supermarkets are 10 minutes by car.
Edinburgh City Centre is 20 minutes by bus - with a bus stop 5 minutes walk from the house and buses going into the city every 20 minutes.
Waverley Train station is 30 minutes by bus.
