General overview
Our home is next to a path which leads to local water meadows, disused railway line and the river Stour. From there you can walk, cycle, or run for miles in several directions.We are close to the Stour Valley Path (which goes from Newmarket to Manningtree).
There are several places to access the river Stour near our home. On the river you can paddleboard, kayak, canoe, row, swim, and there is even day passes for anglers.
We are 1.5 mile walk from town centre, 1 mile from the train & bus station. Within our town there is a local market (Thursday & Saturday), a Gainsborough museum, 3 vegan restaurants, a local butcher & baker.
Near to us is the historic town of Lavenham, Kersey and Bury St Edmunds!
The space
Large comfortable family home next to nature and walking distance to town.
4 bedrooms, 2 bath, 2 shower, 4 toilets, large living space, large kitchen and separate dining room, lots of toys!
Ground floor: dining room separate from large kitchen and a bathroom. The kitchen has a breakfast bar where you can sit meals for 4 to 5 people. The dining room has seating space for 8 to 10.
Kitchen has conduction hob and dishwasher.
Mid Floor: bathroom with bath and shower, bedroom 1 and large living space with TV (access to netflix).
Bedroom 1 has double bed and room for one of the spare single mattresses if needed. Also has desk if you are remote worker.
Top Floor: 3 bedrooms and 2 bathrooms.
Bedroom 2 has queen bed and ensure bathroom with shower. (Also room for the spare single bed if needed).
Bedroom 3 has single bed with trundle single (so can have 2 singles or put together for double). Connects to jack and Jill bathroom which has a bath and shower.
Bedroom 4 has a single bed with spare single mattress (can be put in any of the rooms as needed). Also connects to jack and Jill bathroom.
Outdoors: back garden a good size for having meals outside. Lots of birds and wildlife. Also box of outdoor toys.
Out front is the river and a path which connects you to lots of trails for walking, running, cycling. That path can also take you to train station &town.

If traveling with small children we do not have any stair gates.

Neighbourhood
We are in a residential street with no through access so very quiet road. Lots of lovely nature near us. Plenty of space to walk, cycle, kayak and swim.
We are 1.5 mile walk from Sudbury town centre which includes a market (Thur & Sat), several independent shops, 3 vegan establishments, several restaurants, fish & chip shops, pizzerias, and grocery stores.
London is about 1 hour on train to Stratford Station or 1.5 hours to Liverpool Street.
If you have a car we are only 10 minutes drive from Long Melford Country Park, Great Cornard Country Park, 15 minutes from Ager Fen nature reserve, 20 minutes from Nowton Park, 25 minutes from Bury St Edmunds.

We are about 1 mile from the train & bus station. We are within walking distance of nature, Aldis, and town centre, so you can come here without a vehicle.
If you have a vehicle you will be able to see a lot more of the local area of course.
