General overview

A four bedroom home with a sizeable garden in a small village in Rutland. It might be the smallest county in the UK but there is lots to do in the local area.

The space

Four double bedrooms, two ensuite rooms, one family bathroom and a downstairs toilet. Comfortable kitchen/diner seating 8, lounge, study, children's play room, large garden. Plenty of space to spreadout! In a small village close to Rutland Water, the historic town of Stamford, and the A1 motorway for easy access north and south.


This is a family home - a 9 yr old child brings the occasional mark on the wall. There are plenty of toys suitable for 7-9 yr olds, trampolene. climbing frame in the garden. Wifi, Sky TV in two rooms, washing machine and tumble drier, dishwasher, garden furniture and pretty much everything else you might need. Not kitted out for young children anymore - no stair gates etc.

Cottesmore is a small village with a great pub, The Sun Inn, offering good food, a local shop and post office, and a great Fish and Chip shop. We also have Hambleton Bakery which has won awards in the UK as the best bakery in the country. Barnsdale Gardens and Tea Rooms are very close by, as is Rutland Water offering walks, cycle hire, bird watching, sailing and water sports, a man-made beach and summer events, an Aqua Park, and Bugtopia. Cottesmore is 7 mins drive from Oakham, a market town with everything you need including a train station. Also close to Stamford, Lincolnshire, various stately homes, and easy access to the several surrounding counties. Closest airport is East Midlands which is about 60 mins away, also Stansted which is about 75 mins away.

A car is needed to really make the most of the local area.
