General Overview
About 75 minutes SE of Rome--New-ish two-story home in quiet location with open floor plan surrounded by acres of olive trees and mother nature. Outstanding views of surrounding hilltop towns and mountains Huge tile patio with BBQ and retractable awning. Modern fully equipped kitchen. 100's of English-language cookbooks and novels. Limited local Italian channels on the TV. Wi-fi internet available for computer use as well as Netflix viewing.
My cleaning lady will be happy to come in to help with cleaning during or at the end of your stay (35 Euro for 4 1/2 hours).
Home has radiant under-tile AC & heat, fireplace and dehumidifier; solar panels help heat the hot water.
A pay-by-the-day pool is available right across the street, a small water-park is about 10 minutes away, the Mediterranean beaches are 60 minutes away.
Probably not appropriate for very young children or highly active ones as we have two staircases which cannot be easily closed off (one outside, one inside).

Only two steps to enter the front door. On this ground floor there is the kitchen, dining room, living room, laundry room and two bedrooms with two bathrooms. Upstairs is another space with a bathroom and two bedrooms and many books.

Neighbourhood
We are located in Southern Lazio., in a typical small central-Italian village. Fresh pasta and bread are readily available. There are at least five coffee bars for your morning capuccino and/or evening prosecco. Down the hill and across the street (5 minutes on foot)is a restaurant/hotel with an outdoor pool that can be used for a daily fee. Their restaurant also makes excellent wood-fire pizzas, pastas, meat and vegetables. During the summer they have lots of tables set up outside for dining under the stars.
The town of Veroli is a walled medieval city and only about 10 minutes (by car or bus) up the hill. It has a highly recommended restaurant and a weekly outdoor market on Tuesdays. About 15 minutes beyond Veroli is "Prato di Campoli", about 15 degrees F. cooler in the summer (and snow-covered in the winter) which includes big fields, forests and hiking areas, as well as grazing sheep and alpine cows! Great for picnicking, it is part of the Abruzzo National Forest. The Abbeys of Trisulti and Casamari are nearby. Fuiggi with its healing waters and golf course is about 45 minutes away. We also have the splendid caves of Pastena to explore about 40 minutes from us. (see link below)
Rome is an easy 75 minute bus-ride from our main street to the end of the Metro line, or take the train in about 60 minutes from the nearby city of Frosinone, which will let you off in Termini, the central station. Day trips to Rome are very do-able.
The lively beach town of Terracina is only one hour south of us by car (or bus). In addition to the sandy beaches, boardwalk, seafood restaurants and shopping there are the Temple of Jupiter ruins overlooking the town, from the 4th century BC. Beautiful, exclusive Sperlonga is only about another 10 minutes down the coast. From Terracina you can find ferries to the Island of Ponza. The U.S. navel port of Gaeta is along the same coastal area.
About one hour away, heading to the west, you can visit villages in the Lepini range, where ancient towns cling to limestone cliffs. The imposing Caetani Castle dominates Sermoneta and Roman Norba--once a flourishing settlement with temples, cisterns and baths is now in ruins and overlooks the beautiful, romantic gardens of Ninfa. Further afield, Naples and Pompeii are about two hours away (less if you can catch the express train!), and Sorrento an additional 30 minutes. All enjoyable as one-or-two-night-away trips.
Beautiful sunny weather practically guaranteed in the summer and if it feels too hot mid afternoon, take a nap as the Italians do! We have central air conditioning which comes from cooled water circulating under the floor tiles.

Getting to my home
The best airport if you're coming from afar is Rome, though Naples is only a little farther. Once you get on the A-I highway it's autostrada to superstrada and traffic usually moves quickly.

Rome Fiumicino Airport is about 60-75 minutes from my house by car (taxi or rental) I have a great taxi recommendation and he speaks perfect English (grew up in Canada).
Getting Around
You can walk to the village--it's not far, about a half mile--but initially it's uphill-- so if you're in shape, or have a car, no problem! Our village has a couple of supermarkets, a deli/butcher and a couple of bakeries. A few excellent restaurants as well Enjoy, the food is wonderful!

We absolutely loved our stay at Diane’s home in Italy, and Diane is such a fabulous host! Everything about it felt like the true spirit of home exchanging, from the super friendly messages she sent us to help us plan our trip, to the reception by Diane’s two warm and generous friends who met us when we arrived and even gave us food. The house is spacious, comfortable and had everything we needed and more. Diane was so generous and even left home pressed olive oil for us! But what really frames the magic of this place is the setting and Diane’s amazing garden with olive trees plants and the most wonderful terrace from which to enjoy the entire countryside. We were sad to leave and would love to return one day, ideally with the opportunity to meet Diane in person.
You do need a car to be here, but other than that it has something for everyone.
Diane has been the perfect host. She has answered all of our questions quickly and has given us a lot of suggestions on what to do and where to eat
The house is wonderful containing everything you could ever need and the view is stunning. It's situated just outside a small charming village with some small shops and places to have coffe
It has been a super exchange and we didn't want to go home at all
It was a pleasure hosting Diane! She was very nice and clear in her communication, which made setting up the exchange very easy. It was also wonderful to meet her in person. We really appreciated that she left the house tidy and took such good care of our cat.
Jessika and family were the BEST exchangers! They were very self-sufficient and independent, great communicators, took good care of my gardens (thanks Drew!) and despite leaving money for my cleaning lady, left the house in perfect condition--my cleaning lady said except for the sheets left to wash, it was impossible to know that a family of five had been in the house for a full week. I would gladly welcome them back in the future and can recommend them as exchange partners without reservation.
Michiel and Daphne and their two boys have a lovely home just steps from the canals in the Jordaan neighborhood of Amsterdam. Close to the center but away from the crowds, it is a lovely area full of restaurants and small shops, a 20 minute walk from the Central Station. but a world away in temperament. Their typical-style home is very comfortable with two bedrooms, a bath and an outdoor patio on one level and their living room, kitchen (modern with instant boiling water-- a delight for this tea drinker!)--and dining area on the upper floor (the staircase is steep so if you have mobility issues be aware). They thoughtfully left a vase full of gorgeous tulips on the table (they knew I was coming to see tulips especially) and a tin of stroopwafels, which I unsuccessfully tried to resist daily. And last, but not least, let me mention their handsome sweet cat. I have never met a gentler feline who required only some food and some attention when I was in the home. I highly recommend an exchange with this wonderful family without hesitation. They are great communicators and have a comfortable home in a wonderful neighborhood.
Anna, her husband along with her sister and her husband were wonderful guests in my home as well as being a good communicator.before and after their visit. Unfortunately I was unable to meet them in person, but when I returned to my house it was just as I had left it. They seem to be a fun-loving group and I hope to do a reciprocal visit to them soon.
