General overview
A Victorian Cottage that has been extended downstairs to make a spacious family home, with a large elevated garden. Situated in the beautiful peaceful hamlet of Arford in the village of Headley, North East Hampshire.
The space
The house has an open plan living, kitchen/dining room which can seat up to 8 with a snug attached. There is another separate lounge/TV room where the there is a double sofa bed.
We have a separate office and downstairs toilet on the ground floor.
There are doors off the kitchen/dining area into the garden.
In the garden there is seating for 4, plus a bench, a BBQ. The garden is elevated and surrounds the house, with various seating around. We have 3 hens, laying daily and on the plus there is no cockerel to disturb you!
On the first floor there are three bedrooms. The master bedroom has a king size bed, balcony with seating looking over the back garden. There is an en suite.
The second bedroom has a double bed and is next to a large bathroom. Our boys bedroom currently has a single bed and a single cabin bed.
Guest access
There will be two floors guests can access via a staircase. And two access points to the front door from the driveway and around the side of the house up steps.
Notes
We would be able to provide a travel cot with mattress.

Neighbourhood
Within walking distance of our home it is 5 minutes to a beautiful pub in Arford - The Crown and 15 minutes to the village of Headley which also has a pub; the Holly Bush, Deli, newsagents and hairdressers. The village green is also within walking distance with a children’s play area.
Arford common is a 5 minute walk when turning left out of the property.
The village of Headley Down has a Budgens mini supermarket, petrol station and late-night convenience store within 15 minute walk uphill from the house. There are also miles of National Trust land at Ludshott Common (from the higher parts of which you can enjoy panoramic views over East Hampshire and the South Downs National Park).
The area has been designated a Site of Special Scientific Interest (SSSI) for its wildlife, and a Special Protection Area (SPA) for its birds.
Other nearby beauty spots are within an easy reach to include Waggoners Wells, The Devil's Punch Bowl and Frensham Great Pond. Golf is available at Liphook, Blackmoor and Hindhead.
WE are around 45 minutes to the south coast, with ferry port and a harbour's in nearby Chichester, Portsmouth and Southampton. Southsea and The Witterings are lovely beaches.
Getting to my home
Road accessibility has been improved tremendously following the opening of the A3 Hindhead tunnel in 2011 improving commute times to London and the M25.
Trains from London Waterloo to Haslemere, we are approximately 6 miles from Haslemere, we would recommend the use of a car.
We are approximately 45 minutes from the ferry port in Portsmouth where you can also do day trips or longer to the Isle of Wight.
Nearest airport
London Heathrow is approximately 50 minutes away by car and London Gatwick is about an hour.
Getting around
Buses passing through Headley serve Bordon, Aldershot, Farnham, Grayshott and Haslemere. The latter with a regular main line train service to London Waterloo in under an hour.
The nearby village of Grayshott affording a comprehensive range of independent boutique style shops to include Sainsburys and a Co-operative Store - 10 minutes by car.
