General Overview
Our house has several floors. Currently we would offer the ground floor for house exchange. Optionally, it could also be extended. The ground floor is 160 square meters in size.
The ground floor has two bedrooms. One bedroom can be equipped with two beds if required. There is also a bathroom with toilet and another separate toilet. There is a living/playroom, a large kitchen-cum-living room with a large tiled stove and adjoining dining and an adjoining cold conservatory.
The 1200 sqm garden offers plenty of space and is a green oasis.
The Space
The kitchen-cum-living room (52sqm) is fully equipped and has a stove, oven, steam oven, dishwasher and fully automatic coffee machine. There is also a built-in water filter system.
The majority of the rooms have underfloor heating.
The living room (22 sqm) is very bright and also has a connection to the cold conservatory (19 sqm).
In addition, the ground floor has a laundry room (about 12 sqm) with dryer, washing machine and another sink as well as space for sorting laundry and ironing.
The bedrooms (28 sqm and approx. 22 sqm) and the bathroom (8 sqm) are somewhat separated from the rest of the area and there is a small hallway (11 sqm) in front of them. The staircase offers a large wardrobe and in the hallway there is also a large built-in wardrobe.
The bathroom has a bath, shower, toilet and sink as well as underfloor heating and radiators.
All windows have roller shutters.

Primarily ground floor for use. Access via front door with key or fingerprint.
Notes
The house was handed over to us by my parents and it was furnished to a very high standard. Solid wooden doors, parquet floors, Solnhofen tiles, high-quality tiled stove, high-quality kitchen appliances and everything very well maintained.

Neighbourhood
Our neighborhood is a classic residential neighborhood in a small town. It is very family-friendly. We live very rural and there are no big attractions here. But if you are looking for peace and quiet, like to spend time in nature and still want to be in a city quickly by car (15 minutes to Pfaffenhofen, 60 minutes to Munich) this is the place for you. In addition, there are many playgrounds in Wolnzach.
Getting to my home
The best way to get to us is by car. In the neighboring town of Rohrbach a. d. Ilm (5 km away) there is a train connection to Pfaffenhofen, Munich, Ingolstadt, Nuremberg.
