Our home is an strawbale solar passive house which makes it warm in winter and cool in summer. Our home looks after us! We have 10 kW of solar panels, though we are not off-grid, and harvest rainwater and process our waste with an aerated wastewater treament plant. We live in a magically beautiful setting with an extensive native garden filled with wild birds and animals and views down to the bay and up to the mountain. This is a beachfront property.
The Space
The house is very sunny and light and all on one level. We have two double bedrooms; one with a queen size bed and one with two fully adjustable king single beds side by side. All the beds have latex mattresses. There are two living spaces; one a kitchen, dining room and the other a separate lounge room. There is a family bathroom/laundry with a hobless shower and a bath and a separate toilet. Finally, we have a study/office suitable for working from home. The north side of the house has an extensive deck with a fish pond, a BBQ and adjustable shading. The main entry has a covered porch. There are plenty of parking spaces available.
The garden is 8,500 square metres and consists mostly of native plants, lawns plus a vegetable garden and orchard.
Guest Access
Single story with no steps, wide doorways and a hobless shower. The toilet has 1.2 m clearance in front and to the side. Guests may cross the common land to access the local beach. There are two other easily accessed beaches within walking distance and multiple walking tracks in the forest on the hills behind and along the foreshore. You can access the single track walking and mountain bike trails in the Coningham Nature Recreation Area directly behind the house.
Notes
You need to know that we are on tank water so we ask that people conserve water where possible. While the sun does most of the heating of the house, we have hot water pipes to top up the heat when needed (though that's not often!). You will need to make sure you open and shut the window blinds to ensure an optimum temperature.
Please be aware there are unfenced dams on the property and any children must be supervised at all times.
Two other (very friendly) people live on the property in their own independent living units and we ask that you respect their privacy as they will yours. You are welcome to chat and you might even hear some marvellous Tasmanian tales...

Neighbourhood
Coningham itself is a quiet coastal area with a history of shack ownership, though now is a much sought after place to live with mainly permanent residents. Coningham is 30 minutes from Hobart and 15 minutes from the shopping and service centre of Kingston. It is only 2 minutes to the delightful small town of Snug with its IGA supermarket, pub, pharmacy, take away, chinese restaurant and post office.
Kettering is 10 minutes down the road and has a wonderful chocolatier (Nutpatch) and is also where the ferry departs for Bruny Island. Kettering also has a pub and two restaurants including our favourite, Seawall, which does breakfast and lunch.
Of course, Hobart has many wonderful attractions including MONA, Mount Wellington/kunanyi, and Salamanca Market plus many terrific festivals, such as the wooden boat festival.
Getting to my home
We are about 35 km south of Hobart. The most effective way to get here is really by car as there is only a limited bus service and the nearest bus stop is 1 km away.

Getting Around
We are 40-45 minutes by car from Hobart Airport and about 30 minutes from the centre of Hobart.
There is limited public transport via the Metro bus service and the nearest bus stop is about 1 km away. There is a more regular bus service from Snug which is about 2 km away. Overall, we recommend you have your own transport.
