General Overview
My home was extensively refurbished 5 years ago. It's a modern, bright yet cosy place to live with all the ameneites one needs. 2 shower rooms / toilets. 1 x king and 1 x double rooms. Private outdoor space with lots of plants and spaces to relax. Charcoal bbq outside along with gas pizza over. Inside the kitchen features a dishwasher, large smeg cooker, boiling water tap and a large fridge, together with espresso machine (not Nespresso!!) and everything you need to cook a nice meal...including a wine fridge :-)
Downstairs there is a large light bright living space with breakfast counter (x 3 seats) and large dining table (x 8 seats). Next to this there is a cosy 'snug' area with sofa, TV and woodburning stove. Perfect for cost winter evenings! An office space next to this room then leads on to separete utility space and separge downstairs modern showerroom with walk in shower and underfloor heating.
Parking for 2 cars on the driveway out font and an electric car charger (22 kw)
Upstairs then we have 1 x home office, 1 x main bedroom with king bed facing the front of the property and another 1 x double bedroom facing the back. There is another modern shower room / toilet with underfloor heating, heated mirror and a rain shower.
The house has triple glazing throughout making sure the home is very quiet and is well insulated from outside weather. Air source heat pump (means hot water all the time and the house is maintained at the set temperature (19 degrees usually). There is no A/C (as this is not typically needed in Irish homes).
The house is located on a quiet street just off a main road into Limerick. It is a quiet location with occassional noise outside from the road 1 row of houses over. Due to the triple glazing however yuo cannot hear anything outside, when you are inside!
Please note the stairs to the upper floor are open step type design and it is not possible to install a baby / child saftey gate due to the way the stairs are designed.

Guest Access
Large front door, shallow tiled steps leading up to the the front door. Side gate to back door with 2 steps up. Access kia keybox with code provided. Guests will have access to the 2x bedrooms and 2x bathrooms, kitchen and living spaces and the garden (with bbq and pizza oven - charcoal provided!) and 2 x parking spaces (with car charger if needed). Both home office spaces will be out of bounds for guests.

Neighbourhood
The house is located in a quiet residential area close to limerick city. At the end of a quiet cul de sac street, the home is located at the end of terrace giving it additional space at the side and the back. There are 2 nice pubs about 5 mins walk away, a Lidl supermarket, pharmacy, a few restaurants - all 5 mins walk. You can walk into the city centre of Limerick in about 15/20 mins. The main road not far from the house is well served with public transport buses going out to Kerry / Ballybunion beach or into the city if you don't fancy a walk (or it's raining!). Limerick train station is 5 mins drive and access to the motorway taking you to Shannon airport is close by. Shannon Airport is 20 min drive.
Nearest airport
Shannon Airport is the nearest one and it's 20 mins drive. Super small and easy to travel to / from - this location is a favoured airport of mine due to its proximity to home but also the ease of the experience of using it due to its size and layout.

My partner and I live with our (very lovely) black Lab Macy in Limerick, Ireland. We love to cook, bbq, entertain friends for long dinners and enjoy the peace and quiet of our garden. We both enjoy travelling and exploring, hiking and one of us loves tennis, the other swimming. No kids (just the furry one) and close family living nearby.
