General Overview
Our home offers the best of both worlds for visitors to the city, being situated in a quiet and family friendly area, but also within a short walk of the city centre, cafes, the river, huge open green spaces like the racecourse and Rowntree Park. We are dog-friendly and well set up for families of any kind.
The Space
As you enter our home, which has a small fenced front yard, you will find a hall and a cosy front living room with wood-burning stove and large window onto our scenic street. Moving through into the house past our downstairs toilet, there is our main open plan living space, with dining table for 4 + high chair (we can provide two additional dining chairs if needed), kitchen, and additional seating area with sofa for three, two armchairs, and bifolds onto our lovely sunny garden. This space is used as our children's play room and has a toddler desk and chairs, and an open toy cabinet which we can leave full of toys for you.
The kitchen has an electric range style cooker and is fully equipped (I'm a keen cook!) with everything from a slow cooker to toastie maker which you are welcome to use.
Upstairs there are three bedrooms and our family bathroom. Our bedroom has a kingsize bedroom. Our son's bedroom is also large and contains a toddler bed cot (it has the sides up but he is still sleeping in there and he wears age 5-6 clothes!) and a single size floor bed. Our younger son's room contains a standard size cot.
Downstairs and moving backwards further into the house we have a bootroom/utility room which is a great way to contain the chaos when arriving home from a walk, and we often use to enter the house rather than the front door (this is via a side door down our drive). There is then a king size bedroom with desk and ensuite. This bed can also unzip into two singles if preferred.
Outside we have a lovely garden with a terrace, table seating six and parasol.
There is free on street parking (amazing for York!) We do have a drive but due to the street being very narrow, it is beyond our skill to access it, so use at your own risk. We never have issues parking outside or very nearby.
Guest Access
We have one set of stairs. We have a front entrance and a side entrance with bootroom. One bedroom is on the ground floor which would be ideal for older relatives.
Notes
Please make sure you read the bedroom configuration! We often use the kingsize room downstairs for visiting relatives which works very well as it has its own entrance and ensuite, and would also be great if you had an older child/ teenagers/ separate adult couples in your party. However, it is worth noting that our third bedroom upstairs only has a cot (we are happy to put a single mattress upstairs though). We will always prefer to keep one of the four bedrooms or the front living room closed so we can put all our kids’ junk in there out of your way :)

Neighbourhood
York probably needs no introduction but we fell in love when we visited and moved here shortly after, as many many other people here did too (and maybe you will!) Known for its Medieval architecture, cobbled streets and vibrant culture, York is rammed with independent shops, cozy cafes and glorious landmarks like York Minster.
South Bank is known as York's trendiest neighbourhood; like all of York, it is very safe and we are particularly blessed with amenities. Within 2 minutes walk is the Knavesmire, an enormous expanse of green space which is wonderful for walking or picnics, and 7 minutes walk in the other direction is the river and beautiful Rowntree Park. On our street we have within 2 minutes walk a fantastic butcher (their sausages and pies are famous) and traditional bakery. We are around the corner from a Co-op supermarket for all your essentials.
15 minutes walk away is the trendy Bishy Road, with gorgeous cafes, a delicatessen, hardware shop, kitchen shop, greengrocers.
Getting to my home
York is incredibly accessible, by road, rail, or via Leeds Bradford airport (45 mins drive or taxi) or Manchester (train or drive 1hr 45).

Getting Around
The quickest walk into York itself would be 22 minutes or there is a scenic 30 minute walk along the river. You can also drive there in minutes.
We walk everywhere, like many residents, and bicycling is also very popular.

Our utility and boot room, at the back door of the house, leading to the downstairs king size room and en suite. Super handy when coming back from walks to contain all the shoes and coats! We love being able to hang wet clothes on the roof too. Washer and dryer here.

Lovely Bonnie the cocker spaniel - she can go to family or a sitter when needed but we would love to bring her with us sometimes! Our house is dog friendly and please be aware she lives with us if you have a dog allergy.
We love travelling to other towns and cities on the train, and we also have the National Railway Museum in York for train fanatics

Picnics and ice cream outside the Minster are our favourite in summer!

We are lucky to have a downstairs ‘annex’ with an office/ king size bed and en suite. This has a separate entrance (although it’s joined to the main house through the boot room) and is much enjoyed by our teenage and older guests. We can also set it up as a double desk, and a single bed - lots of options.
