General overview

Escape to the peace and quiet of our large family home situated on an acre in Fernvale with mountain views. It is easily accessible, being only 30 minutes from Ipswich or 45 minutes from Brisbane yet feels miles away. Fernvale township is only 5 minutes away where you’ll find Woolworths, Chemist, Bottle Shop and various bakeries, cafes and pubs.

The space

The house boasts 4 large bedrooms, master with ensuite, large bathroom including bathtub, 3 living/tv areas, a workspace, full laundry and large entertainers kitchen. Outside you’ll enjoy the front deck overlooking the mountain views and the back patio or fire pit area which both overlook the heated pool. We have a bbq and generous outdoor seating in the patio area. Stay comfortable all year round with ducted air-conditioning and ceiling fans throughout. Stay connected with free Wifi, we also have smart tv’s for you to log into Netflix/Stan etc. There is also an Xbox with games. Guest are welcome to bring one caravan, we have 15Amp power and water hook up at the front of the property. Bedrooms • Bedroom 1: Master bedroom with Queen Bed, Walk in Robe & Ensuite • Bedroom 2: Queen-sized bed & built in robes • Bedroom 3: Single bed with built in robes (room for an air mattress if needed) • Bedroom 4: Single bed with built in robes (room for an air mattress if needed)

Notes

Extra Guests – two of the bedrooms only have 1 single bed each so we are happy for guests to bring extra bedding (air mattress of similar) as extra beds in these rooms Pets – we will consider 1-2 dogs but would prefer they are left outside. They are welcome to hang out and sleep on the patio as long as they don’t eat out patio furniture. The backyard is fully fenced. Smoking – please no smoking or vaping inside house. Outside is fine but please don’t leave butts laying around. Septic Tanks – please note we are on septic tanks at the property. Please do not flush anything other than toilet paper down the toilets and please be mindful when putting any chemicals down drains that they are septic tank friendly. Chickens – we have a chicken coop on the property. The chickens do not need to be fed as they have access to food but feel free to throw in any kitchen scraps as a treat. Please help yourself to the fresh eggs each day Noise – while we are on an acre with not a lot of passing traffic please understand the property is still in an estate with neighbours surrounding. You may experience some noise from neighbouring properties such as kids play, dogs barking, mowers etc. Please also be mindful of our neighbours when using the space and we ask that loud music be turned off at 10pm Parties – we do not allow parties or events Access to the river – the Brisbane river is across the road from the property and there is a track down to the water. It is a steep climb down and back up and there is long grass. Snakes have been sighted so guests are advised to exercise extreme caution if venturing down there. A better alternative is to access the river at either Twin Bridges or Savages Crossing only a 5 minute drive away. Heated Pool – the pool can be heated however please note the heating works best in Autumn and Spring when the days are warm. It will take the chill off the water and make it a comfortable swimming temperature. The water will not feel hot like a spa. In winter the water will still be quite cool. If using the pool heating guests are advised to use the pool cover when not in use in order to keep in the heat.

Enjoy the local area with Wivenhoe Dam, the Brisbane Valley Rail Trail and Fernvale Country Markets so close. Explore further afield with day trips to the Somerset Dam (40min) Mount Glorious (40mins) Toowoomba (1hr) Gold Coast (1.5hrs) and Sunshine Coast (2hrs).
