THE SPACE
Step into architectural history. Designed by world-famous architect Irving J. Gill, this 1910 home is meticulously preserved and historically designated. It is an honored member of the Iconic Houses worldwide network.
The home was so far ahead of its time that you might mistake it for Mid-century Modern. The layout maximizes natural sun, cross-breezes, and total privacy. It is open, filled with light, and offers stunning views of its private garden.
We have carefully updated the property to include all modern conveniences while strictly maintaining its historic charm, integrity, and original Gill details.
• Ground Floor: Features an amazing, light-filled living room perfect for gathering, complete with a functional gas fireplace.
• Upstairs: Features two bedrooms, two full bathrooms, and a dedicated entertainment room.
• Outdoor Living: A second-floor deck overlooks the quiet cul-de-sac street. It offers a peaceful space to enjoy San Diego's perfect year-round climate.
GUEST ACCESS & AMENITIES
• Gourmet Cooking: Enjoy a fully equipped chef's kitchen. We provide elegant place settings for up to 6 guests.
• Al Fresco Dining: A premium gas grill is available if you want to host up to two visitors for a small dinner party.
• Easy Self-Check-In: Guests access the home via a secure keypad code on the side door. (A keypad was intentionally omitted from the front door to protect its historic character.)
• Local Insights: Your host is the founder and president of the Irving J. Gill Foundation. Feel free to ask any questions about the home's unique history.
PARKING & IMPORTANT HOUSE RULES
• Capacity: Limited to four overnight guests.
• Rental Agreement: Guests are required to sign a rental agreement prior to receiving access codes. The PLU rental rate is a technicality and only $1 per stay. This is required for our local city regulations and insurance.
• Historic Safety Note: Please use caution on the second-floor deck. The historic guardrails are lower than those found in contemporary American homes.
• The Garage: Fits one car. It is a tight space that accommodates most standard vehicles, but large SUVs will not fit.
• Street Parking: Free street parking is available directly in front of the home. As with most of midtown San Diego, spots can fill up quickly during standard work hours and at nearby neighborhood events.
THE NEIGHBORHOOD
Located in the highly desirable, tree-lined neighborhood of Hillcrest/Midtown, this home sits in an architectural haven filled with other classic Gill homes and California Craftsman properties.
Hillcrest is exceptionally central, bounded by Mission Hills, Bankers Hill, Balboa Park, University Heights, and North Park. A large ridge overlooking the San Diego Bay borders the neighborhood to the west, offering beautiful coastal geography.
The Space
Cossitt Cottage is a 1,400 sf (130 m2) three-bedroom single-family home. It is in the city but on a canyon and a quiet cul-de-sac. There are many shops, including a Whole Foods grocery and cafes, within easy walking distance.
The house is only set up for two bedrooms. The third bedroom is set up with a workspace desk and a TV.
Inside, there is a nice living room, sun room, dining room, and full kitchen. There are 2.5 bathrooms, including a powder room downstairs. One is a full shared bathroom with a shower and tub upstairs. The other is a full bathroom with a shower only in the en suite main bedroom.
Outside, there is a freeway down the canyon in the back, so there is freeway noise in the back yard. It is not too bad, though, as you can still have conversations. Inside the house, you can barely hear the freeway. Because the garden is walled and full of vegetation, you can not see the freeway. There is a back- and side-walled garden, secured by gates, that is very cozy and private. At the front of the house, there is a covered arcade with seating under the arches. On the second floor, there is an open balcony with seating.
There is a one-car garage, and there is usually free street parking too.
Guest Access
The house is raised above the street, so there are outside steps to the house. There are also stairs inside the house to the second floor. This is the original stairway, so it is a little steeper and narrower compared to new American homes, but it should be no problem for Europeans who are used to much older buildings.

CLEANING
This house is also listed on popular short-term rental sites and consistently receives 5-star reviews. Guests regularly mention how clean and spotless it is when they arrive. To maintain this standard, we use a professional cleaning team to keep the house in the best condition possible. As we want all of our guests, including PLU guests, to experience the same high standard, a cleaning fee will now be required for non-simultaneous trades.

Getting Around
If you plan on staying near the center city of San Diego, a car is recommended but not essential. The public transit is terrible, so plan on ride sharing (Uber/Lyst/taxi) instead. If you plan on traveling a distance from the center, then a car is essential.
