(One bedroom is currently kept as storage, so you’ll have three lovely bedrooms available during your stay.)

Welcome to our beautiful 3-bedroom, 2-bathroom detached barn conversion, offering the perfect mix of rustic charm and modern comfort. The heart of the home is a large kitchen-diner with a cozy log burner, perfect for family meals or relaxed evenings in. You’ll also find a playroom, dining room, and inviting lounge — plenty of space for everyone to unwind. Step outside into a large walled garden, complete with extensive outdoor toys, ideal for children and family fun. Beyond that, the property sits on 9 peaceful acres, including a sand school for horses — a dream come true for any equestrian enthusiast. Enjoy the best of both worlds: tranquil countryside living surrounded by green fields, yet within easy reach of London’s attractions. It’s an idyllic base for your next home swap adventure!

Guest Access

You’ll have full access to the entire home, including the kitchen-diner, lounge, playroom, and all guest bedrooms and bathrooms. The only exception is the main bedroom at the top of the stairs, which I use to store personal items during your stay — ensuring the rest of the house feels spacious, tidy, and ready for you to enjoy.

Notes

Our home comes with a few much-loved residents — two friendly cats and two gentle horses. The horses live happily in the adjoining fields and are fully self-contained, so there’s no need for you to access the stables or handle any care. The cats are affectionate and easy company — they just need feeding morning and evening, and in return, they’ll offer plenty of cuddles! As I can stay nearby at my mum’s during your visit to tend to the horses, I’m only able to offer non-simultaneous swaps. This ensures your stay is completely private and everything runs smoothly for both you and the animals.

Our home is ideally situated on the Surrey/London/Kent borders, giving you the best of all worlds — peaceful countryside living with quick, easy access to central London (just 45 minutes away!). From the top of our road, you can even see London’s skyline twinkling at night — a beautiful reminder of how close you are to the city. We’re within walking distance of local pubs for a relaxed evening out, and just a mile from a large supermarket for all your essentials. The bus stop is an easy walk away, connecting you to East Croydon’s fast train line, making day trips into London or the surrounding areas effortless. It’s the perfect base to explore both city and countryside — convenient, charming, and wonderfully connected.

Hello! I’m a secondary school Maths teacher based on the London borders, and I usually travel with my mum and my daughter (born in 2017). Occasionally, my dad may join us too. We’ve been members of the home exchange community for a year now and are absolutely loving the experiences and friendships that come with it. We’re respectful guests and take great care of every home we stay in — just as we’d hope others do with ours. Because of my teaching schedule, we tend to travel during school holidays, though I can sometimes accommodate non-holiday swaps since my mum lives nearby. We like to plan ahead and usually book flights well in advance, but we’re also open to suggestions and new destinations — we love exploring different places!
