General overview
It is a town house with 2 apartments. Located in Rosemont a few streets from the Plateau Mont-Royal, it is a haven of freshness in the city, in a family and friendly neighborhood where life is good.
It's the countryside in the middle of the city.
It's nice to relax on the terrace in the evening, the view of the greenery is relaxing. On summer evenings, we have a concert of cicadas and crickets.
Close to the city center, well served by public transport and cycle paths, very easy to park a car on the street (no paid parking).
The space
I have only one neighbor who occupies the duplex below. My apartment is upstairs.
It is air conditioned. With a patio at the back and a balcony at the front. It is very bright, sunny.
With 2 bedrooms, one of which also serves as an office.
The house has been my main residence for years, I am selling the downstairs in 2024. The apartment has always been maintained by owners and is equipped as a main residence, although I now spend half my time at the chalet.

3 flights of stairs to reach my floor. Not suitable for people with serious mobility problems. Safe for children.

Neighbourhood
You will love the Rosemont district!
A few streets from the Plateau Mont-Royal, it is a family and friendly neighborhood with 2 parks (one with a free children's pool in summer), a free public swimming pool 10 minutes' walk away.
In summer, lots of entertainment in the parks, music (you can't hear it from home), open-air cinema, picnics, etc....
In winter, ice skating trails, a hockey field, an area for dogs.
My guests love the proximity to everything on foot (grocery stores, restaurants, cafes and a beautiful old cinema), and the quality of life in a family environment.
Many parks nearby: the Olympic Park is not that far away. There is also Maisonneuve Park.
At Molson Park, we skate in the winter and relax in the summer, while going to the organic market when it's in season.
Beaubien Park has a baseball field, tennis courts, a small hockey field.
I also have a chalet 1 hour 10 minutes from my apartment, you could swap one or the other... or both. With flexibility since I can move where you won't be :)
Getting to my home
Very well served by public transport.
30 minutes by bike from the city center, 5 minutes by car from the A40 motorway, 7 minutes on foot from the Iberville metro, 5 minutes from the Beaubien bus, it is very well served by public transport.
Bixie bike stations nearby.
Nearest airport
Montreal-Trudeau Airport (30 minutes by car, without traffic)
Getting around
Many things can be done on foot in the neighborhood.
To get to the city center, I honestly recommend public transport.
But if you have a car, it can park around the house without problem.
I also have a garage at the end of the street, which I can lend if my car is at the chalet (but when I'm away from the country, it stays in the garage).
