Our 1930s row-house was fully renovated in 2018, so its full of modern conveniences with some old character. The upstairs has two full bedrooms, an office and two full baths. The main floor has an open floor plan with a little division for the dining room. And the finished basement is a great additional bedroom (with a full bath) and playroom for the kids. It's located in the historic district of Kingman Park in Washington DC and is one block from the H st. trolley and bus lines and less than 1 km from the metro station. For families, there is a brand new playground and sports fields a block away and, there is a nature preserve, Kingman Park, within walking distance. We commonly see deer and fox trotting through the green areas nearby.
The Space
The first floor of the house features the main living areas with a dining room, living room and kid art/work room. The dining room table can expand to seat up to 12 people and the kitchen island is great for having prep space to cook or space to gather. The living room can comfortably sit 4-6 people and has a TV with access to Netflix, Disney +, Paramount +, Prime video , ESPN + and Youtube premium. We also have dozens of board games and books for all ages. Toward the back of the first floor, we have our homeschooling / art space. This area is designed for kids 3-9 (but I can easily put away work that would dangerous for younger kids).
The basement area is a kid's dream, with dozens of open-ended toys (magnatiles, building blocks, etc.) and movement toys (trampoline, swing, etc.). This area also is able to accommodate 3-4 comfortably. The queen bed has a memory foam mattress and the the pull-out couch is top of the line, with no soggy mattress or bar in your back. There is also a full bathroom with shower on this level for your convenience.
The top floor is the primary sleeping space and includes a kids' bedroom with 2 loft beds and a large primary bedroom with a king size memory foam mattress. There is also an office space that could be available if necessary (not pictured). There are 2 full bathrooms on this level, one with a shower and one with a tub. For guests with younger children, we have set up sleeping spaces underneath the loft beds so that littles don't have to navigate ladders.
Guest Access
You will have access to the entire house of 3 floors and the parking spot in the back of the house. We also have cargo bikes and kid bikes that might be available to use.
There are 10 stairs to enter the house from the street level and 10-12 stairs between each floor.
Notes
Normally, a cat and dog live in this house and ideally, we would want guest who could feed the cat. She is an indoor/outdoor cat and almost exclusively uses the bathroom outside, so no litter box help would be necessary.
Our dog would be cared for outside of the home and wouldn't require any work on your part (unless you really wanted to dog sit).

Neighbourhood
Kingman Park is a historically preserved, residential, family-friendly neighborhood about 10 minutes from the Capitol building and 15 minutes (by car) to the National Mall and the Smithsonian museums. Kingman Park and Capitol Hill are very bike friendly and bikes are our preferred form of transportation. There are 3 Capitol bike share stations within 3 blocks of the house.
The house is a short walk to a brand new sports complex with playing fields and playground. It's also close to Kingman Island Nature Preserve and Langston Golf course. There is a pizza place and convenience store at the end of the block for quick food needs. H street and Eastern market are more commercial areas about a 5-10 minute drive or trolly ride away that offer restaurants, coffee shops and shops.
Getting to my home
Stadium-Armory metro (Orange, Silver, Blue line) of the subway is .75 miles away (about a 15 minute walk). This metro line will take you directly to the National Mall.
The H St. trolley stops at the end of the block and can take you to the shops on the 2 miles of H street's commercial district. It also ends at Union Station (red line), which has a metro stop and the bus/ train lines that serve the NE corridor.
There are also 3 Capital bike share stations within 3 blocks of the house.
Lastly, there is a dedicated parking spot in the back of the house.
Nearest airport
DCA airport is about a 15 minute drive without traffic or a 30-40 min subway ride.
