General overview

We have two adjacent waterfront townhomes that we use a lot - almost all summer - and also rent out. So they have the true comforts of home but are guest-ready. We have professional maid service and ask that the $150 fee is covered as we don't live in the area and the home needs to be ready for a following guest. THIS LISTING IS FOR ONE UNIT. All of the descriptions and information are for one of our lakehouses. So if you need both (which may be possible) then you would have 6 bedrooms and 6 bathrooms, and 2 kitchens, etc. It's very awesome for a family reunion or that sort of thing. We don’t allow pets but kids are welcome! We have installed an adjoining door between our two units. If you have a larger group, and we have availability you can opt for both of them at the same time! Each unit has 3 bedrooms and 3.5 baths and is a three story town home. ~~About the lake~~:This part of the lake is a No Wake Zone and is a quiet cove. It is shallow - plenty deep enough for an inboard or IO boat, but only about 3 feet deep all the way across the cove. We are just past the Horseshoe Bay Resort Marina so we get to watch the boats slowly go out throughout the day and come in during the evening, but there is virtually zero boat traffic in our part of the cove. It is peaceful, the water is calm and it is a GREAT place to kayak, SUP, fish, play water baseball, float around on a lilypad. We have plenty of lake toys for your use: + Giant lily pad + Life jackets (from infant to XXL) + Basic fishing equipment (the kids love it, it's not for the avid fisher, I'll admit) + Adult Stand Up Paddle Board (SUP) + Junior SUP + 1-person adult Kayak + 1 - Kid kayak Children are welcome.The stairs are set up in such a way that you could bring two baby-gates and any crawlers/toddlers would be confined to the main floor.

The space

^^First floor (ground level)^^: Serene bedroom with a queen bed and ensuite bathroom with shower. Beautiful water front views from your bedroom. Lots of privacy as the two other bedrooms are on the third floor. The first floor also has a large covered patio with seating area and dining area as well as a two car garage with kayaks, a SUP, fishing rods and an assortment of lifejackets. ^^Second floor (main living area)^^: Living Room, Kitchen, Laundry, Dining Room and 1/2 bath. Wall of windows with amazing views of the lake and the marina. Cozy fireplace for visits during cooler times (the lake is constant level and gorgeous year-round). Covered balcony with al fresco dining, and loungers. The living room sofa is a queen sleeper with a memory foam mattress. It is perfect for overflow sleeping or snuggling up for movie-watching. We have tons of board games and puzzles and plenty of books. Great for ditching screen time and reconnecting! ^^Third floor (bedrooms)^^: Primary bedroom with king Tempurpedic bed, en suite bathroom with shower, and large closet. Door to third-floor balcony for peaceful mornings. Second bedroom with a Queen Tempurpedic bed and twin bunk beds. Door to third-floor balcony - amazing views! Across the hall is a full bathroom with a tub/shower combo.

Guest access

The lakehouse is in a townhome complex. Each unit has three stories, so you will need to be comfortable with stairs. The main living area is on the second floor and there is a bedroom with a queen bed on the first floor, so folks who can handle *some* stairs may be comfortable.

Notes

+++Things to Know+++The kitchen is well-stocked with a fairly good variety of spices as well as oil, vinegar, and salt and pepper. Feel free to use what you need, just let us know if you use it all up so that we can be prepared for our next visit. We have linens and towels for the bathrooms as well as lake towels. So no need to fill your suitcase with bulky items. We also have a washer/dryer so you can pack even lighter! The unit has fast WiFi (we worked, schooled, and ZOOMed here for a year!) and TV can be enjoyed through our Smart TV which has Netflix, Disney+, Amazon Prime and similar apps. We do not currently offer traditional cable. We spend a lot of time at Horseshoe Bay Heaven, so please feel free to ask us any questions!

Neighbourhood

==About the dock==: The docks are available for your enjoyment and you can moor your boat or personal watercraft overnight. We recommend putting in at the public boat ramp at LBJ Marina and storing your trailer there while leaving your boat moored at our docks. Also, there are a few area boat rental places that are open to the public and you can rent boats, jet skis, and lake toys. >>>Horseshoe Bay Resort and Marina is only available to members and resort hotel guests and is NOT available to the public. Our lakehouses are not affiliated with the resort or marina. Having said that, you can stroll the grounds which a gorgeous and there is a walkable highly rated restaurant that is open to the public. <<< Things to do in the area. The Texas Hillcountry is gorgeous. We are in a great location to either stay put and enjoy the lake, or make it a home base and explore the area. Take a look at the Visitor's website for Marble Falls. It's an adjacent town to Horseshoe Bay and has a wonderful website. Lots to do! Also, there are lovely restaurants - one that is open to the public within walking distance, and several within a 10 minute drive. Seafood, Mexican Food, elevated American food, Thai food. Italian food. Burger joints on the lake. I have made a little booklet that describes all of this in more detail if you decide you'd like to visit!

Getting to my home

Once you arrive at the townhome complex, take the driveway down the hill (you'll see the trash cans lining this driveway), and look for unit 4. You can park in front of the garage. Go into the little courtyard gate and you're home!

Nearest airport

Austin Bergstrom International Airport is the closest airport and Horseshoe Bay is about 1 hour and 10 minutes from the airport. You will definitely need a car for this area.

Getting around

Car necessary - however, the grounds of the resort are lovely, and with the lake out front, the grocery store that delivers, and a walkable restaurant, you could park your car and just relax. :)

Hi PLU family! We are a family of four, myself, my husband, and our two children - currently early teens. We like exploring new places together and have been travelling domestically and internationally together as a family since the kids were toddlers. My husband is a CPA who practices with a law firm specializing in clients with foreign assets and I am a founder of an advertising and public relations agency that focuses on placemaking - basically community building brands! We have our primary residence in Austin, Texas and two secondary homes that are adjacent waterfront townhomes on Lake LBJ in the heart of Horseshoe Bay Resort. This makes for some really cool non-sim exchanges. We are also members of HE. We use and rent our homes on VRBO. They are guest ready!
