General Overview
House was built in 1878 and retains historic charm while being a solid, comfortable home. The house has beautiful light and high ceilings(for an old house). Property is just over three acres on a hill which has views of the Catskill mountains to the east and the Berkshires to the west. We have a few cows as neighbors and frogs chirping in spring and summer; it’s peaceful.
**If you’re willing to dog-sit , that is never, ever expected but awesome! No other animals nor young children with our 50lb mutt and you must be experienced with dogs and love them very much. Ours is hyper when she first meets people but quickly calms down if you are calm and ignore her. She mostly does nothing and there is an electric fence so she doesn’t even need to be walked. She is highly intelligent and cannot have Cesar Milan alpha-type handlers. She can be alone for up to six hours.**
The Space
It is an old farmhouse so please expect a bit of quirkiness(old floors, occasional insect in house, chipmunk making noise on porch, old house noises, etc). The kitchen has lovely views and quite a few chef’s contraptions but oven is vintage and not good for making a Thanksgiving meal, etc. Hangout areas in front room, by fireplace and TV area best for 3-4 people max. WIndows have old glass and a couple don’t open, must not be forced.
We are close to many things but nothing is walkable unless you want to go to tiny Germantown(1.6 miles) which has a small maket/cafe and two restaurants that are only open for dinner(not 7 days/week).
Guest Access
Two floors with stairs. We usually go in and out the side door by the driveway. People often enjoy sitting on porch outside of kitchen, looking at Catskill Mountain views.

We think Germantown might be the best location in the Hudson Valley! Beautiful towns of Hudson, Catskill, Tivoli, Red Hook(Bard) and Rhinebeck are all 12-20 minutes away. Kingston, Woodstock and Ghent/Kinderhook 35-40 minutes.
Getting to my home
We’re 12 minutes from the Hudson Amtrak station; train from NYC is two hours. Albany Airport about an hour’s drive, NYC area airports about 2 hours and 15 minutes drive.
Nearest airport

Getting Around
Germantown is a wonderfully central location to explore the Hudson Valley as well as parts of the Berkshires. Hudson(12min),Catskill(12min), Tivoli(16min), Red Hook/Bard College(20min) and Rhinebeck(29min) are all less than 30 minutes away. Kingston(34mjn), Chatham(36min), Woodstock(44min), Saugerties(34min), Ghent(31min), Beacon and Great BarringtonMA are all less than a (charming!) hour’s drive.
Marnie's house is so beautiful! We enjoyed our weekend, making meals in the kitchen, walking with toddlers outside and sleeping so well. We had to do some adjusting to make it more toddler-proof but nothing too stressful (dog gates = baby gates!) Thank you Marnie!
Brian and Marnie were the perfect guests! I really enjoyed hearing about the workshops they were in town to attend. They were so appreciative of everything and they entertained my dog who was very sad to see them go. I love when people get a kick out of the fun quickly things in my house. I felt totally at ease with them, they are trustworthy and responsible and left everything clean and tidy. I would be happy to have them over anytime and I hope I will get to visit them too in the future.
We loved our hospitality stay with Andree and her sweet dog, Vinny! Andree is a considerate host who goes out of her way to make you feel comfortable. We were in town for a challenging event; her art-filled, peaceful spot was an excellent home base.
We opted to sleep in the quirky back porch room which was private and had two beds; the hanging bed was impossible to resist!
We’d love to stay here anytime we go to Montreal.
Feedback for Rachel·Simultaneous exchange·3 nights
Rachel and her crew were lovely guests who kept our place clean and communicated well. We’d recommend them to anyone.

Marnie
We’re an active, friendly couple who love swing dancing and travel for workshops. Brian studied engineering but currently does marketing(Oracle). He flew jets in the Navy after doing ROTC at Cornell but now is focused on fast cars. Marnie grew up near Toronto and is nostalgically Canadian. She got a couple of English degrees before a long and successful career at a large healthcare staffing company, after which she ventured into the nonprofit world.
If you’re an experienced dog lover(without small children)and open to petsitting, we love that. Our dog is fairly independent and highly intelligent, not good with other animals. We bring her with us when we can. We’ve both been animal shelter volunteers and have done a lot of fostering as well as caring for pets with medical and hospice needs.
Other current interests are hiking, movies, soccer, art, native plant gardening, live music and butterfly husbandry(monarchs and swallowtails, one hundred and six in a summer is my record so far!)
