Neighbourhood
Palm Springs is an upmarket development in Papamoa Beach Tauranga and despite google satelite photo, Montia Close is now completely built houses. To the NE ie out front there is a conservation reserve which makes for a very pleasant outlook with limited access for the hoi polloi so very private despite the openess
Getting around
A 5 minutes walk to bus stop take you to Fashion Island PLaza (supermarkets)-10 minutes, Bayfare Mall (all shops)-30 minutes, Tauranga central 45 minutes.
