General overview
The location: quiet, awesome views of the mountains, lakeside. Cozy, simple. Close enough to important things, far enough away to be peaceful. Downhill skiing at Whitewater, and cross country skiing at golf course. World-famous Ainsworth Hot Springs 15 minutes away. Use of Honda CR-V SUV and Vulcan Motorcycle if you wish.
The space
In a 55+ community (not gated, as there is no need for it here. VERY safe.) Manufactured home, small beach across our driveway, with incredible views of the mountains and lake.
Main bedroom with ensuite toilet, sink, shower. 2 other bedrooms, used as offices. One can be converted quickly into furnished bedroom. One other main full bathroom. Kitchen. Cozy living room with both gas and electric fireplaces, Covered porch with tables, chairs, BBQ, gas firepit.
Guest access
All on one floor. 2 entrances, 5 steps for each. Probably not suitable for wheelchair access.
Notes
This not a fancy house, but clean, well equipped, comfortable. Very quiet with easy and close access to golf, hot springs, free ferry across Kootenay Lake (all between 5 and 15 minutes away.) NOT for those wanting big city lights and amenities, but great for quiet mountain/lake escape, outdoor activities, and exploring Western Canada.

Neighbourhood
Semi-rural. House in a 55+ community, (Lakeshore Place) surrounded by Kootenay Lake, Selkirk Mountains. Osprey, blue herons, bald eagles, humming birds frequent visitors. Possible black bear sightings 75 meters across the lake in autumn. 30 minutes from Nelson, BC with many restaurants, grocery, hospital, live theatre, heritage buildings, art scene. Have a look at

Getting to my home
Google Map Nelson BC, scroll east to Balfour. Look up 12-7126 Highway 3 A.
Castlegar Airport (YCG) 55 minutes away, with 1 hour connections to Vancouver, Calgary. Approximately equi-distance between Vancouver to the west, Calgary to the east. About 7 hour drive to either. Spokane , Wa, USA approx. 3.5 hours by car.
Nearest airport
YCG Castlegar 1 hour, served by Air Canada. Trail airport TZZ 1.5 hours served by Pacific Coastal with Vancouver connections.
Getting around
You have use of our Honda CR-V SUV or Vulcan 800 cc MC. or 2 e-bikes. Superette (groceries, liquor, basic household supplies) 5 minutes. Major shopping in Nelson, 30 minutes. Also bus service between our home and Nelson. $2.50 CDN.

Good day: My wife Wendy Past President Rotary Club Nelson (BC, Canada), and I was founding member Nelson Daybreak. District 5080. Have travelled extensively, over 60 trips outside Canada (not counting USA), including 30 to Cuba, plus most Caribbean Islands from Turks and Caicos to Tobago. We recently downsized from a way-too-big house to a place in a 55+ community on Kootenay Lake, BC. Very happy here: close to world-class skiing, have kayaks outside our door, E- and regular road bicycles, motorcycle, golf course 4 minutes away, pickleball year-round.
