General overview
Our house is situated directly by the river. I live there with my 3 kids of 4, 5 and 9 years, so everything that makes kids happy is there. The house has 4 bedrooms, a living room, a kitchen, 2 bathrooms.
Outside, there is a little garden with a playhouse, a slide, a sandbox and a climbing wall. There are also kids bikes, balance bikes etc. there. One terrace is right outside, another big one is on top of the garage with a great view over the river and up to the castle.
Our house is more than 200 years old but of course it's renovated and in good condition.
Two storchs have a nest on the neighbours roof top and thus year they have 2 babies.
Our home is a beautiful, special place. The sound of the river, of the frogs and the rattling of the storchs are a constant companions. But our house is not only close to nature. It is also in the heart of the beautiful village Kallmünz, which is also called „ Perle des Naabtals“. There are restaurants, cafés, shops, playgrounds, biking and hiking trails, climbing rocks, the river to swim and canoe in, a castle etc. Near Kallmünz there are lots of lakes and public bathes, a zoo and the cities Burglengenfeld and Regensburg.

There are 4 bedrooms: one with a 2x2m family bed and 2 kids rooms - one of my 9 year old son with a 2x1,80m bed (this room should not be left to a toddler because there is a lot of Lego which should not be destroyed). There is also a terrarium with a bearded dragon in my son's room which should be fed once a day. The other kids room is of my girls (4+5 years) with a 1,60x2m bed. The 4th bedroom is a guest room downstairs with a bed for 2 people. The bathroom is downstairs and upstairs there is a toilet. The living room has a TV, a big sofa and an oven. The dining table is in the kitchen.

Neighbourhood
Restaurants and Cafés within 50m from the house. Supermarket, playgrounds and more cafés and restaurants within 500m. You can rent canoes and swim in the river, there's a place where even small kids can safely enter the river. You can walk upon the castle. Our place is amazing and you will love it! There are also lots of kids living around our house, so your kids might find play partners.
Getting to my home
You can get to Kallmünz by bus. But the busses don't go that frequently.

You reach everything you need for daily living by foot. You find more shops in Burglengenfeld, which is 8km from Kallmünz.
