General overview
Our home is a spacious, modern house in the small beachside town of Avoca Beach, NSW, 1.5 hours north of Sydney. The house is surrounded by
trees and sub-tropical rainforest plants and is just 3 mins drive from the beach and Avoca town.
The space
There are three spacious double bedrooms with ample cupboard space, and two-and-a-half bathrooms.
Upstairs is a large open-plan living room and kitchen, laundry room and toilet, the master bedroom and bathroom and an expansive main balcony with BBQ and views over the rainforest garden.
Downstairs there is another living room, another balcony, two double bedrooms and the second bathroom.
The downstairs balcony leads directly to a large tiered rainforest garden. The garden and surrounding bush areas are home to many birds including kookaburras, lorikeets, king parrots, and cockatoos.
Guest access
There are steps into the house from the carport, and more steps down into the garden so the house is not ideal for people with limited mobility.

Neighbourhood
Our house is in the small beachside town of Avoca Beach, NSW. Population 5,000. The town is well equipped with local shops (bakers, butchers, small supermarket, small petrol station) and a few casual restaurants and takeaways. The main attraction is the beautiful beach, lush vegetation and nearby national parks, in particular Bouddi National Park, providing ample opportunties for bush walks.

Avoca Beach is approx 90km north of Sydney and 90km south of Newcastle. Both cities are easily accessible for day trips by train or car. Nearby towns of Gosford and Erina provide ample shops and services.

Getting to my home
If arriving in Sydney, you can take the train to nearby Gosford or Woy Woy and pick up a taxi to the house. (There is a bus but it's very slow and infrequent.)
Once in the house, a car is essential for getting around so the swap comes with use of our car (automatic, hybrid) . Full, clean driver's license required.
The house is only 1 km from the shops and beach but is at the top of a long, steep hill so walking is not for the faint of heart. Car recommended.

Jan and Margaret have lived in Avoca Beach since 2020, having moved to Australia from New York City. Jan works part-time for an Australian environmental charity, and Margaret is studying counselling. We are loving our semi-retired life and don't miss the 'corporate' New York world at all!
We are both keen runners, gardeners and bush walkers. Jan spends too much time watching the birds in the garden and trying to photograph the wallaby that lives at the top of the drive. Margaret can often be found in the kitchen cooking delicious dishes from around the world.
