General overview
This home is set high and breezy with a 180-degree panorama of the Coral Sea, moments from the surf, local shopping precincts and services.
Think day trips and stays at famous Barrier Reef atolls, long, golden, uncrowded beaches, sub-tropical weather, wallabies (small kangaroos) nibbling in the garden. No traffic lights, roundabouts or parking meters. A happy, laid back and safe community surrounded by national park, now being feted as one of Australia's most attractive coastal destinations.
The space
Ground level, two identical master suites each with oversized walk in wardrobes and ensuites. A long and wide enclosed pavilion facing the ocean encompasses dining for eight, a sprawling lounge area and a screened office, opening to an expansive deck. There's original Australian art, including two pieces by Tasmanian artist Geoff Dyer, a spacious kitchen with island bench, induction cooktop and occasional dining table for four, and separate laundry with additional storage, pantry space and a fourth WC.
A path leads down to a self contained apartment below, with its own kitchen, spacious bathroom, laundry and shaded deck. The views remain spectacular, looking out to the ocean through a terraced, tropical food forest with automated irrigation, regularly maintained by the landscapers who designed it. All living areas are fully air conditioned and a hefty solar system keeps power costs to a minimum.
Guest access
2 stories that have separate entrances. Upstairs, parking has direct access to the main house on one level. Downstairs (via an outdoor flight of stairs) is a self contained guest apartment, all on one level, with a queen and a king single bed, full kitchen, laundry and shaded deck.
Notes
If you happen to be into boating and fishing, your Australian counterparts regard Agnes Water / 1770 as paradise. Reef fish including Coral Trout, Red Emperor, Snapper and Sweetlip call this territory home, as do the big pelaegics.

Neighbourhood
Agnes Water twins with the neighbouring town of 1770. It's about a five minute drive between the two so it's really just one community of around 3,000 people. There are the usual services you would expect i.e. supermarkets, fuel, doctors, dentists, pharmacy, restaurants, mechanics, post office, homewares, newsagent, home services, police, fire and ambulance stations etc. There is no local hospital. The cities of Bundaberg and Gladstone – about 90-minutes drive – are where to go when you need more sophisticated medical and professional services, and a wider range of retail.
Getting to my home
Agnes Water is a 90-minute drive from the nearest regional cities i.e. Bundaberg and Gladstone. Gladstone is north and Bundaberg south. Both have airports that connect with Brisbane, which is about one hour's flight time, and now also directly to Melbourne. There is a local taxi service, but you really do need a vehicle to get around. Our Golf GTI is perfect for here. Plenty of zip in a compact, comfortable, leather-appointed vehicle.

Bundaberg 90 minutes. Gladstone 85 minutes.
Getting around
The closest shopping precinct is about 40-seconds drive down the hill, although we can't actually see or hear it. That has everything you will need on a day-to-day basis. It is walkable, if you don't mind the hike back uphill. This house does come with a Vespa scooter, helmets etc. which is a fun way to get around if you have the confidence. The town has one taxi.

Surf, long sandy beaches, spectacular ocean views, the Great Barrier Reef and a perfect Mediterranean climate. Our interests include gardening, yachting, fishing and cuisine. Our children are adult and independent. We are decent, resourceful, meticulously tidy, financially secure and self-contained. All our lives, we have had a spirit of adventure.

The neighbourhood. 40-seconds to the main shopping precinct, a minute-and-a-half to the main beach and six minutes to the marina.
Resident population of long-tailed wallabies. Plus a huge range of birdlife. Black and white cockatoos, kookaburras, galahs, rosellas, budgerigars, curlews, cuckoos, kites and a whole lot more.

Yes, there is a quality Roland electric piano that can live upstairs or down. If you are a guitar enthusiast, we could talk about leaving a 1966 Ovation jazz guitar and a 1976 Ibanez steel string accoustic.

Compact Laundry downstairs, with linen cupboard (out of shot). We rarely need a clothes dryer but can use the dryer here if we get a spell of rainy days. Vented outside.

VW Golf GTI in pristine order. Leather interior. Easy to park. Outrageously quick on the highway.
Vespa scooter for zipping here and there. 50cc so no driver's licence necessary. Two helmets.
Surfing, fishing, sailing, snorkelling and diving the Great Barrier Reef.
Long, uncrowded, golden beaches. Australia's most northerly surf break, too far south for crocodiles..
Perfect coral atolls. Crystal water, abundant marine and bird life. Day trips, eco-resorts, dive meccas. Local dive shop.

Holiday seasons can become a little crowded. Agnes Water has been getting a lot of media coverage as one of Australia's best undiscovered destinations. Which means it is now becoming discovered. But if you pick your time, you can still have five miles of Main Beach pretty much to yourself.
Coral trout for lunch. There are some excellent offshore fishing charter operations working out of the marina.
We did mention the fishing. A fine Spanish Mackerel.
Local marina. Great cafe, wine bar, famous fish and chip shop, other food, departure point for fishing and diving operations and day trips to the reef. Local boat hire.
