Charming Studio in the Heart of Old Town Nice 🇫🇷☀️ Welcome to my cozy and well-located studio in Vieux Nice, just a 3-minute stroll to the beach and the famous Promenade des Anglais. Tucked into the historic old town, you'll be steps away from local markets, cafés, and cobblestone streets full of Mediterranean charm. Nice sits at the heart of the French Riviera, one of the most sought-after coastal destinations in the world. Savor exceptional food 🥐🍷, soak in the rich culture and history, and enjoy stunning sea and hilltop views — all without leaving town. The Space

The 22.5m2 studio is suitable for 1-2 people. Queen sized bed 160 cm wide and 200 cm long If you’re traveling with large luggage, please note that space is somewhat limited. There is a small closet available for your use, and you can also store luggage under the bed—provided it’s no larger than 23 cm x 113 cm (9 in x 44.5 in). We kindly ask that you avoid rubbing luggage against the walls, as we’ve noticed some recent damage. Also, please refrain from placing luggage on the bed or sofa to prevent dirt or debris from transferring to the fabric.

Notes

It’s important to have WhatsApp so I can send you videos of the apartment and building—since, like many homes in Old Town, the interconnected layout can be confusing to navigate, and our locks are quite different; plus, it makes communication quick and easy. Arrival Information: Please note that Sunday arrivals and late check-ins (after 8:00 PM, Monday–Saturday) are not possible, as you’ll be unable to access our building or retrieve the apartment key from the lockbox during those times. House Rules: We ask that you kindly respect the following during your stay: 🚫 No shoes inside the apartment 🚭 No smoking indoors or in the shared/common areas 🔇 Please keep noise to a minimum after 9:00 PM — we have lovely neighboring families 👥 No additional guests without prior approval Minimum Stay Requirements: 🌍 3-night minimum for reciprocal stays within Europe ✈️ 5-night minimum for reciprocal stays outside of Europe Cleaning Fee & Departure Requests: 🧽 A 60€ cleaning fee applies to all stays. However, for reciprocal stays where both parties have professional cleaners, each host is responsible for their own cleaning fee. Before leaving, please: 🧼 Wash any used dishes 🧺 Start one load of used towels in the washing machine (each cycle takes 3 hours — no need to dry; our cleaner will hang them)

🚆 From Nice Ville Train Station 🚋 By Tram (Best Option) Walk ~5 minutes from the station to Jean Médecin tram stop (Line 1). Take Tram Line 1 toward Hôpital Pasteur. Get off at Opéra – Vieille Ville stop (3 stops). Walk ~3 minutes to Rue Alexandre Mari 11. ⏱️ Total time: ~10–15 minutes 💶 Cost: €1.70 (valid 74 min) ✅ Easy, quick, and direct ✈️ From Nice Airport – Terminal 1 or Terminal 2 🚋 By Tram (Best Option from Both Terminals) From Terminal 2: Walk to Tram Line 2 stop (directly outside T2). From Terminal 1: Walk to Tram Line 2 stop (outside arrivals). From Both Terminals Take Tram Line 2 toward Port Lympia. Get off at Jean Médecin stop. Transfer to Tram Line 1 at Jean Médecin. Take Line 1 toward Hôpital Pasteur. Get off at Opéra – Vieille Ville. Walk ~3 minutes to Rue Alexandre Mari 11. ⏱️ Total time: ~35–45 minutes 💶 Cost: €1.70 (use same ticket for transfer, valid 74 minutes) 🐾 Free for small pets in carriers; accessible trams 💡 Tip: The airport often sells a tourist fare (€10), but you can use a standard €1.70 ticket by boarding at Grand Arénas (1 stop away) and purchasing there or using the Lignes d’Azur Tickets app. 🚌 By Bus (Slower, less recommended) Bus 12 from “Aéroport / Promenade” (near Terminal 1) Get off at Albert 1er / Verdun Walk ~5 minutes to Rue Alexandre Mari ⏱️ Total time: 45–60 minutes 💶 Cost: €1.70 if bought in advance, up to €5 onboard ⚠️ No direct buses to Old Town from Terminal 2. Tram is better for both speed and access. Also, if the bus is crowded, it is hard with luggage. However, it is a stunning ride right along the coast and if you are coming from Terminal 1, it's pretty easy and I often take the bus.

I am originally from the US and earned my Ph.D. from SMU in Dallas. I moved to Italy ten years ago, where I eventually ended up meeting and marrying Matteo. He often travels with me, but sometimes I travel with my dad and/or one of my nieces and nephews. I teach history and US and global politics. Right now I work remotely, so I am able to travel much more than my husband. We recently adopted a corgi dog named Blueberry Maine because we love Maine and blueberries so much.
