General overview
The flat is amazingly spacious for this part of London and has a lovely bright airy feel. People are surprised by the size of the living room / dining room, which is also full of mood lighting, controlled by Amazon Alexa. The living room is colourfully decorated and there are plenty of books if you need something to browse.
The space
In the guest room itself, there is loads of hanging space in the wardrobe, plus large drawers. The window is huge and looks onto an urban meadow. You may see foxes at night, and birds in the daytime. Wooden floors mean it is cosy but also clean and I am told the king-sized bed is very comfy. I provide high-quality sheets, the same as I have for myself. The lights are dimmable if you want to wind down in the evening.
The room also has a desk for peole who wish to work remotely or write postcards home, and a stylish mid-century office chair, which is very comfy. I can provide an additional screen if requested. There are phone chargers (Apple and USBC) and a wireless charging dock. The flat has typical internet speeds of 100-150 MBPS.
As well as the room, you have private use of your own tiled bathroom, with underfloor heating, bath and over-bath shower. You also have your own separate private WC.
You are welcome to make full use of the kitchen, with all the usual amenities, as well as Vitamix for smoothie lovers and soda-stream for people like me who can't get enough fizzy water. There are cafetieres and mocha pots for coffee addicts and tea-pots for the anglophiles. The flat's very spacious living-dining room with TV, large dining table, and Broadband is also yours to enjoy.
Notes
The flat is generally peaceful. All windows are double glazed and look onto a grassy area, away from the street. The street itself is on a one-way street, opposite a primary school, with traffic calming measures to keep vehicle speeds to a minimum. Occasionally, on a Friday and Saturday night, you can hear over-enthusiastic revellers returning from their weekend night out, as there is a bar down the street and Hoxton Square - a local nightspot - is around the corner. Personally, I am not disturbed by this (and I sleep with the windows open in summer) and neither have my guests been so far, but if you think you might be disturbed, a noise machine is available to mask street sounds.
