General Overview
Our home has a lovely view of a neighboring farm with several acres of grape vines and olive trees. On the downside the cold pressed virgin olive oil facility also is visible. We are next to a city park that has an 8km recreational trail, riparian oak forest, creek, tennis courts, golf course, and children's play area. We have orange, lemon, and avocado trees, and grow summer vegetables such as peppers, squash, eggplant, and tomatoes. The salt water pool is 14' by 30' and has a motorized cover.
The Space
Our home was initially built in 1988, three bedrooms, two baths. We doubled the size in 1998, with two additional bedrooms and a bathroom. The home has wood and tile floors, solid wood doors, and beautiful windows. It is large and comfortable. Guests will have access to approximately 270 square meters.
The lot is about 2000 square meters, there is a small front courtyard with lemon and orange trees. The driveway is shaded by a large native oak tree. There is a large patio at the rear of the house with tables and chairs.
Guest Access
Our home is not handicapped accessible, due to a second floor master bedroom and slight changes of level on the ground floor and pathways leading to the entrance doors. Much of the rear garden is on sloping land with home made stone, gravel, and concrete paths
Notes
Our big problem at the moment is that our youngest son has moved back home, with his two friendly dogs, one large, one small. He also has a cat. His room has a separate exterior entrance and you can use the rest of our home without seeing him. You will have to share the garden with his dogs and his car will occupy one of two spaces in the driveway.

Neighbourhood
Pleasant suburban neighborhood, about 4km from the center of town. A large supermarket and other stores are less than two km away. The freeway going north or south is about ten minutes away.
Getting to my home
It is possible to take a Greyhound Bus or Amtrak train to Modesto but driving is the easiest.
Nearest airport
The main international airport is San Francisco (SFO) though Oakland (OAK) and San Jose (SJC) also have international flights. All these airports and Sacramento (SMF) are less than two hours from our home, assuming you don't get caught in rush hour traffic.
Getting Around
You will want a car. We are happy to consider a car exchange. We have a 2019 top of the line Kia Niro EV. It's a small car, can hold five though the luggage space is limited. The range is about 260 miles, though this will vary with weather and driving conditions. We have a level 2 charger at home, it will charge up overnight. We also have a good collection of bicycles.

John and Julia, mostly retired, but I work a few hours a day normally. We have a family building materials business. John is retired as a local elected Director of a public agency supplying water and power. We have three adult children, one of whom may accompany us on exchanges.
