General overview
A family home on the edge of the Yorkshire Moors and only a 20 minute drive into York.
Perfect for a young family (we have high chairs, stairgates, a cot and indoor and outdoor toys). Our cosy house is great if you want to explore the outdoors whilst being close to the city of York.
Sutton on the Forest is a beautiful village with great walks, a pub and a lovely cafe next to Sutton Hall.
The space
A 4 bedroom family home perfect for families.
Downstairs there is a large kitchen dinner, recently renovated, with all modern appliances. We love cooking and baking so the kitchen is full of equipment. There’s a large farmhouse table, big bay windows and an electric fire.
There is a small guest toilet downstairs.
There are two reception rooms. One is a lovely cosy snug with a log burning fire, which acts as a reading room and a small play room / family area with tonnes of puzzles, toys and children’s art equipment. It has french doors which open on to the patio outside. There is also a lounge with a flatscreen large TV. We love music so there’s a record player, and music system.
Upstairs there are four double bedrooms:
A large room with a king sized bed
A large room with a super king.
A large children’s room with a small double and a single bed
A medium sized room with a single bed which can be extended to a small double.
There is a large family bathroom upstairs with a bath and separate shower.
Outside there is an enclosed garden with outdoor furniture and a small climbing frame. We also have various toys and bikes suitable for children under 6 years of age.
Guest access
Property is over two floors. The house is old so has the usual quirks of an older place.
Notes
We can leave our car for you if necessary.
We have a cat who is extremely friendly. He ll be here for any exchanges so we would need you to feed him.

Neighbourhood
Sutton on the Forest is a small pretty village in North Yorkshire. York is a 20 minute drive away and the Yorkshire Moors and the gorgeous Howardian Hills are on your doorstep.
In the village there is a cafe and a small play ground. There’s also a lovely wood (hence the villages name). There are plenty of lovely walks and the area is famous for cycling with lots of cyclists using it as a gateway to the Yorkshire Moors and Dales.

Castle Howard - amazing adventure playground and a beautiful old Manor House and gardens
Yorkshire Lavender Farm
Hovingham - a beautiful Yorkshire Village which has a castle and a RHS walled garden
Malton- food capital of the North
Fountains Abbey

Getting to my home
Nearest airports are Leeds and Manchester. London is 2 hours away on a direct train line.
Sutton on the Forest has a great bus service into York and near by towns. However, the area is best explored by car. We have parking for two cars and an electric charge point should you have an electric car.

Manchester and Leeds are both about a one hour drive.
Getting around
Nearest town is Easingwold which has cafes and shops. York is a 20 minute drive away. There is a lovely cafe which serves good home made food and an Italian restaurant. The nearest shop is in the next village - 3 miles away.
Best way of travelling is by car due to rural nature of the area.
