Our home is surrounded by farmland to the rear of the property along with avocado and kiwifruit orchards on either side
Situated in the sunny eastern coast of New Zealand's North Island, the Bay of Plenty really is just that, offering golden sand beaches, bush clad mountains, lush farmlands and it’s pleasant climate means that the area has become a favourite for holiday makers and retirees.
It’s a great destination for those that love sports and the outdoors and want to make the most of the recreational facilities that abound on their doorstep such as boating, surfing, fishing, diving, mountain biking and hiking.
And don't forget about the vibrant food and focus with plenty of great cafes and restaurants to choose from.
Nearest airport
Tauranga Airport is a 10-15 minute drive from our home. Nearest international airport is Auckland which is a 2 1/2 hour drive or 45 minute flight from Tauranga.

People Like Us Local Guide
Happy to meet up for coffee or glass of wine if you are visiting our region. We can offer advice on local activities, e.g. walks, good swimming spots, bike trails, fishing & diving as well as some great coffee shops and restaurants. You would also be most welcome to call in for a coffee, tea, beer or whatever we have to share if you are just passing through our area. Please don’t hesitate to get in touch!
New Zealanders (or “kiwis” as we like to call ourselves) are down to earth and friendly, and a smile goes a long way. Don't be afraid to ask for directions and recommendations from people you meet, whether it's where to get a decent latte or suggesting somewhere with a good atmosphere for dinner. Also
Don’t forget that New Zealand uses the metric system, distances will be given in kilometers rather than miles (likewise, the weather is measured in degrees Celsius rather than Fahrenheit).

Annie and Richard's place is a very desirable location if anyone is interested in exploring this area of New Zealand. They are wonderful supportive Hosts, who ensure everything flows smoothly for you to have a most enjoyable and memorable exchange! We highly recommend them and their beautiful home! Waking up to the magnificent view from the bedroom window was an absolute delight! The views flow from the bedroom window through to the kitchen and lounge area. I have stunning photos of the sunrise and sunsets! We also thoroughly enjoyed the hot spring pools closeby to maximise a Winter's holiday. If you're after a wonderful location and relaxing holiday, put their place on your To Do List! We're even exploring the idea of returning in the Summer! Another wonderful exchange with Annie and Richard! This is our second time staying in their beautiful home in the wonderful area of Papamoa. We just love it! Even though it was our second time, we still found so many activities that we missed the first time. There is a lot to see and do here. Some highlights for us were finally walking the base of Mount Maunganui! Wow, very Hawaii like! We loved it! Visiting the Te Waihou blue springs (that just reopened), hiking the trails in Papamoa regional park and collecting fresh pipi’s (clams) at low tide. Annie’s garden is also really amazing and we loved being able to pick tomatoes, lettuce, raspberries, strawberries, peppers and plums. Their home is always very clean, comfortable and well stocked with everything you need. We highly recommend exchanging with Annie and Richard and we would definitely do it again! Many thanks for another memorable stay 🌺 -
What an absolutely beautiful and well laid out home Richard and Annie have in Papamoa! We were delighted to stay there and "lay low" since we got COVID while in NZ. Couldn't have had a better place to recover. Annie and Richard are incredible hosts, and we now call them friends! -
Very memorable stay at Annie’s home in the Bay of Plenty NZ North Island. Flew into Auckland and a 3 hour drive later, we were in a whole new world. The photos on this site do not do this home nor it’s expansive gardens, justice. What a wonderful place to retreat to after sightseeing the many beautiful beaches, waterfalls and of course Mount Maunganui. For the more adventurous, there’s heaps more on offer but I have to comment on the comfortable accommodation, with everything super organised in the kitchen, and the beds extra comfy. A home away from home and highly recommended. Five ⭐️ ⭐️⭐️⭐️⭐️ -
We had the best time at Annie and Richards beautiful home in Papamoa. We loved the location - not quite country but also not city either. Easy access to the Mount, Rotorua and the must see Hobbiton. Their home is very clean, super organized, comfortable and uncluttered. The kitchen was well-stocked and we enjoyed the opportunity to gather vegetables from the garden. We felt like we were at home. Communication from start to finish has been great and they are wonderful hosts. We enjoyed our time so much that we have already booked another exchange for next year! We would highly recommend staying in this great area and we look forward to welcoming Annie and Richard to our Hawaii home later this year. Thank you both!

Annie and Richard were amazing hosts and their home is beautiful with many windows looking out onto their park-like surroundings. Annie gave us excellent advice about things to do and she kindly provided us with breakfast goodies that kept us fed all week! Her homemade strawberry jam was the best and we were lucky enough to be there during strawberry season so we picked berries as well. The beds were extremely comfortable and we enjoyed relaxing in the living room and Annie’s amazing artwork. It is only about 10-15 minutes to get to restaurants, stores and beaches. The location is great for visiting Hobbiton and Rotorua as well as hiking Mount Maunganui and browsing the lovely shops there. We highly recommend an exchange with Annie and Richard and look forward to hosting them in Washington next summer. Thank you again for opening your home to us. -
Annie and Richard are wonderful people. We had some wonderful conversations. Annie is very well traveled and a wealth of information. There home was well equipped with everything needed, comfortable and very clean. It’s also in a great location for so many amazing experiences like thermal baths, hiking and many beaches close by. Our visits to Hobbiton, Rotorua and Taupo were unique and like no other. We had an amazing time. We highly recommend spending time at Annie and Richard’s home and getting to meet them if possible. -
Where to start, we really loved everything about this home exchange. We had the pleasure to meet Annie and Richard before our stay. Annie was so kind to pick us op from the airport (only a 15 minutes drive so very convenient also if you need to take a taxi). The home is very big and comfortable. It has a tropical vibe because of the beautiful garden and the architecture. You can open a lot of big doors, so a summer breeze will go through the house. The beds are great, the two bathrooms are a luxury. In the area there are a lot of things to see and do: spotting glowworms at the Mc Laren falls, watching the geothermal activity in Rotarua, climbing mt Maunganui, having surf lessons at the beautiful beach to mention some of our highlights. We highly recommend an exchange with this lovely couple. Thanks again!
