Our home is one of 8 units that have been recreated on the site of a farmhouse that dates back to the 1500's. The building was completely reconstructed in the 2000's, fully updated to current building codes. Our unit is at the top, accessed by 2 stairways, and consists of two bedrooms, two bathroom (one ensuite), kitchen and separate family room (somewhat rare in Italy), total size approximately 120 sq meters (approximately 1400 sq ft). Walls are two feet thick, and windows offer views of the country side which with fields of sunflowers, wheat, grapes and tobacco.
The space
Our unit feels quite large. The separate family room area is unique for Italy. The windows are small (in keeping with the original design) but afford beautiful views of the countryside and surrounding hills. All floors are tile.
The first bedroom is small and located on the main level and is closed with a double glass door. The bed there is a couch hida-bed.
The master bedroom is upstairs with ensuite bathroom.
The pool is not heated but is comfortable during the months of May to September. Outdoor dining is available at tables by the pool.
Guest access
Our property is in the countryside, nearest village is 2 miles (Montone), nearest town is 8 miles (Umbertide), nearest city is Citta di Castello (12 miles), so a car is required.
There are two sets of stairs to reach the main level, and another set of stairs to the master bedroom, so is not handicap friendly.
There is no air conditioning. We have not stayed during July/August, but our European neighbors do stay all summer, and they say it is hot and humid, but the evenings are reasonable. I believe our home would be very warm by American standards during these summer months.

Neighbourhood
Can be used as a base to visit both Umbria and Tuscany. Nearby hill town of Montone is consistently ranked in Italy's top 10. There are many walking / hiking trails. Cycling is also very popular.
We are 10 miles from the Eastern edge of Tuscany, however the more famous towns are approximately 1 hour from us (Cortona, Montepulciano, Pienza).
Umbria is known as the Green Heart of Italy, representing the fact that it is filled with farms providing farm-to-table dining and many restaurants.
Getting to my home
We are 2.5 hours north of Rome by car, and 2 hours south of Florence by car. Nearest small town is Montone.
All of the famous Umbria towns are within 1-1.5 hour drive (Assisi, Perugia, Spello, Todi, Spoleto, Orvieto, Gubbio).
Nearest airport
Rome - 2.5 hours drive. Can also take a train from Rome to Chiusi, Cortona or Assisi, then 1 hour drive.
Getting around
Having a car is a must, there is no public transportation into these areas.
There are 20+ restaurants within 20 minute drive, several are Michelin rated.
