General overview
We travel frequently so are open to sim, non sim exchanges as well as globes. We have family in WA so are usually not looking for exchanges in Canada or the PNW
Our travel plans for 2024 are mostly set with the
2024 is set when it comes to exchanges.
Searching for exchanges in eastern Italy, Croatia, Ireland, Egypt,Norway and the UK for spring/summer '25.
We prefer to exchange with couples or small families as our HOA rules favor tranquility.
We do not have small children nor toys/cribs, etc. We also have direct access to an ungated pool so our home isn't ideal for young children though each family will be considered on a case by case basis 🙂
Puerto Aventuras is a small, beachside, gated community that is half way between Akumal to the south and Playa del Carmen in the north. It is less than an hours drive from Cancun and Tulum airports. It boasts a golf course, a deep water marina, several restaurants, even a dolphinarium. Cenotes and Mayan Ruins can be found in PA and several theme parks (Xcaret,etc) are a short drive away. The ferry to Cozumel is a 20 minute drive.Easy day trips to Chichen Iza,Coba,Ek Balam and Tulum ruins make for a very exciting visit! The Tren Maya is already running the Cancun-Mérida route with Cancun-Chiapas route begining Feb 29th 2024 with a stop in Puerto Aventuras.
The space
The first floor has an open living room and kitchen that provide views onto the garden, pool and large palapa. There is a full bathroom downstairs as well as as a dedicated office. Upstairs you will find two bedrooms, both with en suites, one with a balcony that overlooks the garden and pool area with a 2 person jacuzzi style bathtub. The guest bedroom has two full size beds (new Serta as of January '23) medium firmness and the master has a split king, posturepedic, medium firmness (new Sealy as of July '23)
200mbs Fiber optic internet and TVs in the master upstairs and living room downstairs will have you enjoying your down time when you aren't at the beach or exploring the ruins.
The villa is a 5 minute walk to the beach and a 15 minute walk to the marina/ dolphinarium, shops, beach club, and restaurants. This is a stand alone home in an association with 11 other homes. It is a very quiet and private location within a short walk to everything you need to enjoy Puerto Aventuras. All underwater photos were taken while snorkeling by the jetty and yes, those are monkeys in the tree in front of the house :)
Guest access
2 floors, 1 parking space available, easy ground floor access. Our vehicle and golf cart will take up 1 parking space, leaving 1 other available for a car and a golf cart. Sorry, no car exchanges offered at this time but I have several local recommendations.
Notes
Bottled water (delivered to the house) is used for cooking and drinking but the water is safe to brush your teeth, boil eggs,etc. PA has it's own water treatment plant so the issue is mineral content, not bacteria. Water delivery to the home is weekly, as needed. Our HOA has quiet hours from 10pm -8 am and pool hours until 8 pm so there is no concern about loud parties at night. Our home is ideal for those seeking a tranquil setting. We have an on call house manager who lives in the area and we have 24/7 security though the community is very safe. There are security cameras on the outside the home. Housekeeping services can be included if arranged in advance..Our home has direct access to an ungated pool and we do not have toys or baby equipment and their are steep stairs between floors. Unfortunately (and I say this as a mom if 4) This is likely not a suitable location for children under the age of 5 . Depending on exchange style, a cleaning fee if 1200 pesos may be due.

Puerto Aventuras is in the heart of the Riviera Maya. 15 minutes south of Playa del Carmen is where you will find this exclusive Caribbean beachfront and gated resort community. PA is half way between Akumal to the south and Playa del Carmen in the north.
9 hole golf course, numerous restaurants, central park, Dolphinarium, sports fishing, beach club, catamaran cruises, scuba diving,pickleball court, and snorkeling are all available within PA..The main source of transportation in the community is by golf cart (several places to get a rental) as well as vehicles, bicycle or walking. There are several restaurants that deliver as well as a giant grocery store,cineplex and mall just across the highway. While there are beaches, cenotes, lagoons and ruins in Puerto, you are also a short drive away from the best the Riviera Maya has to offer.

There are also several home delivery services that will shop for you at Costco, Sams Club, Chedraui (giant grocery store) etc.
The Tren Maya will have a stop in Puerto Aventuras. The Tren has already begun the Mérida to Cancun route, Cancun to Tulum is expected in the spring of '24 (with a stop in PA) The entire tract from Campeche to Bacalar will be complete by 2025 ( see https://www.trenmaya.gob.mx/ for more information)

Cancun, 1 hour north of the home. Tulum 1 hour south
Getting around
Renting a golf cart will help you explore the area inside PA or rent a car and check out the local cenotes, Mayan ruins and all the magic that the Riviera Maya has to offer! There is no shortage of transportation services and taxi's in the area. Playa del Carmen is less than 20 minutes north. There you will find 5th Avenue shopping and an abundance of restaurants and nightlife. This is also where you will find the ferry to Cozumel. Akumal is 15 minutes south and I have all the tips you need to snorkel with the turtles and have a great day enjoying drinks and great food at Lol ha without having to book a tour. Tulum will be about 40 minutes south depending on traffic and of course, you fly into Cancun.
Merida,Isla Mujers,Holbox,Chitzen Itza Cozumel are all within driving distance as well as an abundance of cenotes, jungle adventures, and ecological amusement parks. Yal-ku lagoon should also not be missed-It is like swimming in an aquarium!
(Biodegradable sunscreen/reef safe sunscreen highly recommended and is required at most ecological sites)
Several restaurants, personal shoppers and the large grocery store across the highway deliver to the home as well as Amazon.
Tren Maya launched service in the Yucatan with service to Mérida from Cancun in late 2023. Feb '24 will see service from Cancun to Tulum with a stop in Puerto Aventuras See https://www.trenmaya.gob.mx/ for updated information
