General overview
Welcome to the Playa Villa! The perfect family friendly home base to your Riviera Maya adventure. Our two story detached home is located in a small gated community with 24 hours security and a community pool and palapa. Located at the end of the street of the Privada, our home is safe and private, it back out onto the jungle, and currently has no neighbor on one side or across the street. Less than 10 minutes drive from the most amazing public beach on the Caribbean Sea with shallow fresh water Cenote perfect for kiddos of any age, Playa Punta Esmeralda.
Our home is 40 minutes from the Cancun International Airport, one hour from Tulum, less than 15 minutes to the center of Playa del Carmen and a short Ferry ride to the Island of Cozumel.
Since we have two toddlers, we have a lot of amenities for babies. Two travel cribs, two booster chairs/high chairs, two puddle jumpers and one safety vest, a baby gate, potty training potty and step stool, as well as a bunch of toys and books for toddlers.
Although a car is not included in the exchange, a car is necessary for the location of our home and to explore all the amazing beaches, canotes, sights and activities of the Riviera Maya. We would be happy to provide information about some private car rentals and airport transportation that provide an easy rental experience (not always the case in Mexico).
The space
The home has three bedrooms on the second level. The master has a king bed with an ensuite bathroom with large soaker bathtub, as well as large windows, a balcony and a 50 inch TV with a Fire Stick. The other two bedrooms have queen beds and one also has a double bed that can be pulled out from under the queen if you have many children. We also have two travel cribs (pack and play) that you can use. A bathroom with a walking shower completes the second level.
The main level has a living room with a large sectional sofa and a 55 inch TV with a Fire Stick, a reading book under the stairs with a recliner, a powder room, a dining room with a large table that can seat 8 people comfortably and two booster seats/high chairs, a kitchen with six burners gaz stove/oven, large fridge/freezer with Reverse Osmosis drinkable water and ice directly from the fridge door, and a washer/dryer combo. The patio doors open to a courtyard with a table with umbrella, that backs out onto the jungle.
Guest access
The home has two parking spaces on the front lawn. The door unlocks using keyless entry. To enter the home, there is only a small step, however the bedrooms are located on the second level. The stairs may not be suitable for someone with a mobility issue. There is a locked gate on the side of the house that provide security and stops direct access to the backyard.
Notes
We have Starlink internet, strong water pressure, a water softener and reverse osmosis to provide on demand drinking water from the fridge. All these pumps and filters can be a little noisy when they are working, but it is only the case during or just after the usage. However the home is located in Mexico and drinking the tap water from the sink faucet is not advisable. We use the sink water to wash the dishes, but do not use it in cooking.
There are security cameras outside the home to ensure your security and also to monitor the home while we are away.
The neighbours have dogs who bark sometimes, and there are noisy birds that love to hang out in the tree outside the master bedroom (not a constant noise, but noticeable when you are new to the home). But we have one white noise machine that can be used if needed. The three bedrooms also have blackout curtains.
There is a cleaning fee of $2000 MXN pesos (approximately $110 USD).

Getting to my home
The best airport to fly in is the Cancun international airport only 40 minutes away, however, Cozumel also has an international airport and it is located only a Ferry boat ride away.

Getting around
You need to rent a car to get around. We are not walking distance from anywhere. If you are really determined you could walk to the highway (probably 30 minutes walk away) and take a colectivo (bus). But renting a car is really the way to go for our location. We are 1 minute drive from an Oxxo convenience store, and from a gaz station, 3 minutes drive from a large grocery store, from Walmart and from a pharmacy.
