General overview
We have a lovely home in the country side of Warwickshire with lots of lovely walks surrounding us.
We are close to Stratford Upon Avon, Leamington Spa and Warwick which are all beautiful tourist towns. Royal Leamington spa is perfect for coffee and food lovers, there are also some beautiful parks to visit and the river you can hire boats
Warwick Castle is a must visit and take a picnic the grounds are beautiful
Stratford Upon Avon is famous for Shakespeare
If you want to go a bit further to London you can get a train from Leamington in
1 hour and 30 minutes
Nearest train station is Leamington Spa, 15 minute drive
Motor way is 5 minutes
The space
A large countryside house, with 2.5 bathrooms - one being en-suite to the main bedroom, and a family bathroom with shower over bath. Keeping the country look are Georgian style sash windows throughout.
Kitchen
Our kitchen is a cook's delight with a rustic country feel, with its large stone floor tiles and hardwood kitchen tops. It may have a rustic feel, but its totally modern in use with a 5 burner range cooker, microwave, toaster, kettle and pretty much every utensil you'd ever need to prepare and cook up a feast. The kitchen is also home to Rosie & Goldie our two pet fish :)
At the back of the kitchen is the utility room with the washer & dryer and a separate downstairs toilet for your use
Living and Dining Room
Recently refurbished they are bathed in natural light, with windows to the front, side and back as well as patio doors opening into the garden for the warmer months.
In the living room, the corner sofa will seat 5 with ease and comfort - seriously it's huge - and its perfect for putting your feet up and relaxing in. You'll also find here (and see from the pics) our very bright very green snug chair, Its actually a really nice space to curl up and read in.
The TV in the living room has access to Netflix, Disney+, Prime Video, BBC iPlayer, NOW TV and others all connected, included and ready to go.
The dining table to the other end of the living area next to the patio doors and seats 6 comfortably.
Upstairs
The main bedroom has a king sized bed and a newly built en-suite bathroom with shower, sink and toilet. Bedroom 2 is tastefully decorated, with a feature fireplace, king sized bed and desk. Bedroom 3 over looks the garden and has a single bed and a kids bed.

Garden
Covering roughly 1/4 of an acre (58m x 21m) our garden is a private great big place to spend time in with the family. With two mature apple trees, it has a hot tub that fits 5, a BBQ for you to use and, two outdoor seating areas to choose from. There's also an outdoor kids fort to play in.
Guest access
Two floors with a single staircase to the bedrooms and bathrooms. Gate access to the side of the house leads through to our exceptionally large private garden. The terrace section is gravelled, leading down and couple of steps to three grass areas and the apple trees.

Neighbourhood
We live in a small hamlet and from the back of the garden you have uninterrupted views of the Burton Dassett hills. To the front there's a main road and farmers fields.
Getting to my home
By air the nearest airport is Birmingham (BHX). You will need a car to get around as we are surrounded by countryside

Getting around
The village of Harbury is a few mins away with small shops, Southam is 2 miles down the road and is where you'll find the large supermarket.
The main town of Leamington Spa is 20 mins away with lots of places to eat, drink, visit and enjoy.
