Our home is located 10 minutes drive from City core, at a Cul-de-sac at the top of a small hill called Greenridge in Saanich, Swan lake & Uptown area with old oak trees around like a forest setting.
The house is divided into 2 units Main Floor and basement suite.
Main floor is where we live and has 2 beds, 2 baths ,also use for home exchange guests.
Basement has 3 beds 1 bath and separate entry and is rented to 2 students and we use one of the bedroom when we have exchange guests and when we are not traveling especially in summer when students go home.
Front side is facing west so you can enjoy sunset in evenings from front large windows. Backyard is facing east that you can enjoy sunrise colors in early mornings from sunroom or kitchen. The yard has a garden with gravel/rock paved paths(may be not ideal for children). Centrally located and yet far enough from city's noises in a great neighborhood.
The space
The main floor is 1300 sq ft, where exchange guests will be.
IF THE EXCHANGE IS SIMULTANEOUS OR IF WE ARE TRAVELING AT YOUR VISIT TIME, you may have the whole house access **except 2 bedrooms on main floor** which we don't want to bother re arranging our stuffs,in that case we will set up the 2 bedrooms in basement with 2 queen beds will be prepared for you.
Guest access
Private and separate entry to either floor depends on timing and type of exchange happen.
Main floor access is through front main door if the exchange is simultaneous.
Basement access is through the side gates and a seperate door from the backyard.(Photos to be updated)

Neighbourhood
Greenridge neighborhood is made of long term residents, mostly detached houses, very settled, some retired couples and few young families. Our street is very safe, super friendly and the whole neighborhood is like a village and safe to walk anytime. 5 minutes downhill walk to get to bus station to downtown.
Getting to my home
1 hr drive from Airport / Ferry terminal or take the #72 OR #70 bus about an hour, 10 minutes drive to downtown, 10 minutes drive from University of Victoria.

Getting around
Victoria is a very easy to get around and also a bike friendly city and you can bike to pretty much anywhere. Parking is reasonably easy to find anywhere you go pretty much any time of the year. Buses are plenty and also from Ferry terminals and Airport. We have 2 bikes you can use.
